Ponte Vedra Beach development

What’s changing in Ponte Vedra Beach, verified.

A built-out beach town generates a different kind of news — replacements and refinements, not new phases. That makes each project matter more, and the rumors travel further. Here’s the checked list.

The rumor check

Things buyers repeat that the record doesn’t support. Knowing what’s NOT true is worth as much as the rest of this page.

“A new Sawgrass Village redevelopment is coming” — that already happened

The hotel/office/main-street redevelopment people reference is the completed prior phase. No new 2026 master-redevelopment plan for Sawgrass Village could be verified — what’s real is the incremental tenant work above.

The part nobody tells you

In a built-out market, a single restaurant project can move a micro-market. The Roscoe Blvd corridor around the old Lulu’s site is the current example — a 207-seat waterfront restaurant plus a private members club changes evening traffic, mooring demand, and what “walk to dinner” means for the surrounding streets. It’s the kind of shift that shows up in prices two years before it shows up in comps.

This is the work I do every week. I’ve worked this town for two decades — ask me what any project on this page means for the specific street you’re watching.
