Ponte Vedra Boulevard is the estate row of Northeast Florida: a two-lane road running behind the dunes from the Inn & Club south to Mickler’s Landing and the Guana line, with the Atlantic on one side and the west side’s lake lots on the other. Why is Boulevard oceanfront so tightly held?
The supply is fixed — a finite run of private dune frontage with no way to add more — and owners tend to hold for decades.
