The equity translation
The core California math: proceeds from a coastal-California sale translate into a different tier of life here. The live snapshot on this page shows current Ponte Vedra Beach asking prices — the region’s premium coastal market — and the comparison to comparable-tier California coast is the whole story. Many of my California buyers land in the region’s top communities while lowering their monthly, a sentence that is simply not available in the markets they left.
The tax side stacks the same direction: no state income tax against California’s top-of-nation rates, property taxes that reset at purchase but then grow under the Save Our Homes cap (a mechanism Prop-13 movers understand instantly), and the domicile mechanics in the tax-math guide linked below. The coastal-life translation
