Ponte Vedra Beach grew up as a club-and-beach town decades before the modern active-adult model existed, so its neighborhoods are age-integrated — the retirees who live here (and thousands do) live in Sawgrass, Old Ponte Vedra, the condo communities, and the Boulevard, not behind an age-restricted gate. If a gated 55+ lifestyle with a lifestyle director and a pickleball calendar is the actual goal, the honest answer is next door.
And "next door" is unusually good: the Nocatee area, roughly ten minutes inland, carries the MLS’s three distinct Del Webb communities — Del Webb Ponte Vedra, Del Webb Nocatee, and Riverwood by Del Webb — a naming thicket that confuses even the search data (buyers literally type "del webb nocatee by del webb in ponte vedra").
