What the clubs really cost, and how membership actually works.

Every week someone asks me some version of "does the house come with the club?" — and every week the internet answers with stale numbers and Reddit guesses. Here is the honest mechanics of Ponte Vedra Beach club membership: what the bills are, how the deed relates to the club, and why I confirm current schedules per club instead of publishing figures that go stale the day a board meets.

The one rule that governs everything: the membership is not the deed

With one notable exception, buying a home in a Ponte Vedra Beach club community does not buy you the club. Membership is a separate contract with a separate entity — its own initiation fee, its own monthly dues, usually a food-and-beverage minimum, sometimes a waitlist — and the club, not the HOA, sets and changes every one of those numbers. That is why published fee lists rot: a board vote can move initiation five figures overnight, and the club owes the internet no update.

The exception proves the rule: The Plantation at Ponte Vedra Beach describes itself as the only equity residential neighborhood in Ponte Vedra Beach — home ownership includes the membership, with a one-time initiation and dues that vary by membership category and are reviewed annually, per the club’s own membership page. Everywhere else, treat the house price and the club economics as two purchases that happen to share a gate.

The named mechanics, from the clubs’ own pages

Marsh Landing Country Club — now an affiliate of Concert Golf Partners, a change post-2020s buyers ask about — publishes a four-tier structure: Standard Full Golf (no green or court fees), Junior (discounted through age 34, with a mandatory upgrade at 35), Sports (tennis, fitness, swim — no golf), and Social (dining and social only), each behind a one-time, non-refundable initiation fee plus monthly dues by category. What it does not publish is a single dollar figure. Membership here is optional with the home — the exact opposite of The Plantation’s equity structure, and the comparison buyers most need spelled out.

Sawgrass Country Club is a private, member-owned club — 27 holes behind the gates of a community of roughly 1,400 residences that broke ground in 1972 — and its own membership page is, at this writing, an inquiry form with no tiers or figures at all. Across A1A, Sawgrass Players Club is a different animal entirely: not one club community but sixteen neighborhoods under a master association, each with its own sub-association, board, and assessments — two layers of dues before any club membership, which is the structure that most often surprises buyers there. And the Ponte Vedra Inn & Club, the 1928 original, offers Family, Single, and Young Executive categories with recreation options layered on top — resort-club economics rather than neighborhood-club economics. The bills to model

The structure is consistent even when the numbers aren’t: a one-time initiation (partially or wholly non-refundable, sometimes with an equity component), monthly dues by membership class (full golf versus sports/social versus beach tiers), food-and-beverage minimums, and capital assessments when the club builds. Why I don’t publish the fee table

Competitor sites publish initiation-fee tables, and to their credit the good ones date-stamp them. But a stale number is worse than no number when you’re modeling a seven-figure purchase — and the appended “reddit” on every membership-cost search tells you how much buyers trust what they’re finding. My practice: when a client is serious about a club community, I confirm the current schedule directly with the club’s membership office — initiation, class dues, minimums, waitlist, and what happens to the membership when the seller leaves — and put those numbers into the same true-monthly-cost math this site runs on every listing. Current, sourced, and specific to the tier you would actually join.

The part nobody tells you

Sellers in club communities sometimes hold a membership class that is no longer offered — legacy tiers with grandfathered dues that do NOT transfer with the sale. The listing says "club community," the seller’s costs say one thing, and the buyer’s costs land materially higher on the current schedule. Before you fall in love with the house, ask what membership class the seller holds and what class the club would offer YOU. I ask this question on the first call to the membership office, and the answer regularly changes which street a buyer should be on.

Does buying a home in Sawgrass or Marsh Landing include club membership?

No — membership at Sawgrass Country Club, Marsh Landing Country Club, TPC Sawgrass, and the Ponte Vedra Inn & Club is a separate contract with its own initiation and dues, and joining is optional (though social pressure and amenity access make most buyers at least consider it). The exception is The Plantation at Ponte Vedra Beach, where the property and the club are bound together.

What do the clubs actually charge?

Each club sets its own schedule — initiation, dues by membership class, food minimums — and changes it by board action, which is why this page explains the structure rather than publishing figures that go stale. What is the difference between Sawgrass Country Club and TPC Sawgrass?

Sawgrass Country Club is the original oceanside community east of A1A — its course hosted THE PLAYERS from 1977 to 1981, and its beach club sits inside the gates. TPC Sawgrass, across A1A inside Sawgrass Players Club, is the Stadium Course built for the tournament in 1980, where it has been played ever since. Separate clubs, separate communities, separate membership decisions.

Can a seller transfer their membership to me?

Transfer rules differ by club and by membership class — some memberships surrender to the club on sale, some carry a partial equity refund to the seller, and some legacy classes simply end. This is exactly the question I confirm per club, because the answer changes your real cost of ownership.
