Flood exposure has become a first-question item for Florida buyers, and this site can answer it with data instead of reassurance: every listing here carries its actual FEMA flood zone, computed from the national flood-hazard layer. The homes below are mapped to Zone X — FEMA’s minimal-hazard designation, outside the high-risk zones where lenders require flood insurance.

This market, from the inside
One thing I insist buyers understand: Zone X means lower MAPPED risk, not no risk — and conversely, a well-elevated home in an AE zone can be a fine purchase with an honest insurance quote in hand. The zone is where the conversation starts, not where it ends. I put the zone, the elevation story, and a real insurance picture into the monthly math on any home you shortlist.
Frequently asked questions
Does Zone X mean the home can’t flood?
No — Zone X is FEMA’s minimal-hazard mapping, meaning the home sits outside the mapped high-risk (Special Flood Hazard) areas. Streets in Zone X have flooded in extreme events, and maps get redrawn. What Zone X reliably means: a lender will not require flood insurance, and a voluntary policy is typically inexpensive. I still look at elevation, drainage, and history on any home, whatever its letter.
Is flood insurance required in Zone X?
Not by lenders — the federal requirement applies to mortgaged homes in high-risk zones (A and V families). Many Zone X owners still carry an inexpensive voluntary policy, because most flood claims nationally come from outside high-risk zones. It is one of the cheapest pieces of insurance peace-of-mind in Florida.
How accurate is the flood zone shown on each listing?
Each listing’s zone is computed point-in-polygon from FEMA’s national flood-hazard layer against the home’s coordinates — the same source lenders and insurers start from. Surveys and elevation certificates can refine an individual property’s status, and FEMA revises maps over time, so for any home you are serious about I verify the current mapping directly.
Are most Jacksonville homes in a flood zone?
No. Most of Duval County’s current inventory maps to Zone X; the high-risk AE and VE zones concentrate along the St. Johns River and its creeks, the Intracoastal and the beaches. That geography is why Jacksonville offers true riverfront and oceanfront living next to large low-exposure inland neighborhoods, and the county flood-zones page shows the live split area by area.

I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
