About Mandarin

Mandarin is the south end of Jacksonville along the east bank of the St. Johns River, from the Buckman Bridge and I-295 down San Jose Boulevard (State Road 13) to Julington Creek, which is the St. Johns County line. It was a citrus and river-landing settlement in the 1800s (Harriet Beecher Stowe wintered here from 1867 to 1884, and the 1870s farmhouse at Walter Jones Historical Park still stands on Mandarin Road) and became a suburb from the 1960s on, which is why its streets run under mature live oaks on larger lots than anything built since. On the feed today it is about 338 homes for sale at a $402,500 median, with a median build year of 1986, 572 closed sales over the past two years at a $380,000 median, and a waterfront tier on the river and the creeks that the newer corridors south and east of it do not have.

Three tiers. The river and creek frontage along Mandarin Road, Scott Mill Road and the Julington and Goodbys creeks is the estate tier, with the highest prices in south Duval. Behind it are the 1970s-to-1990s subdivisions on quarter-acre and larger lots (Lake Mandarin, Mandarin Lakes, The Wilderness, Julington Forest, Del Rio, Mandarin Point, Huntington Forest), mostly single-story and two-story concrete block and frame homes; 160 of the 338 current listings report no HOA at all, and there is no community development district anywhere in Mandarin. The third tier is the condos and townhomes along San Jose Boulevard and Old St. Augustine Road (66 of the current listings), plus the 2020s infill in 32257 (Everlake, Greenbrooke, Cove at Southwood). Location and Commute

The Buckman Bridge (I-295) carries Mandarin west to Orange Park and the Navy bases and east to the Southside and the beaches; I-95 is reached by Old St. Augustine Road or Loretto Road. Downtown Jacksonville is fifteen to twenty-five minutes north on San Jose Boulevard or I-95; the Town Center and Mayo Clinic are twenty to thirty minutes by I-295 and J. Turner Butler; the beaches are about forty. Mandarin Park and Walter Jones Historical Park are on the river; the retail runs along San Jose Boulevard from I-295 south. Does Mandarin have CDD fees?

No. Mandarin was built before Florida’s community development districts became the standard way to finance new subdivisions, so no Mandarin address carries a CDD line. Most of the older subdivisions have no HOA either: 160 of the 338 homes for sale today report none. The newer infill communities in 32257 and the condo and townhome buildings along San Jose Boulevard are the exceptions, with HOAs that cover the common grounds or the building.

Is Mandarin in a flood zone?

Mostly not: 333 of the 338 homes for sale today map to FEMA Zone X. The exceptions are the river frontage and the low ground along Julington, Goodbys and Big Davis creeks, which carry high-risk zones and earlier evacuation letters. Mandarin or Julington Creek?

They face each other across Julington Creek and a county line. Mandarin is Duval: older homes on larger lots under canopy, no CDD, mostly no HOA, a 1.96% effective tax rate countywide, and Duval schools (most of Mandarin reports Mandarin High). Julington Creek Plantation is St. Johns: a master plan with amenity centers financed by one of the county’s oldest CDDs, newer homes on smaller lots, and St. Johns schools.
