This market, from the inside

This is the stretch Hurricane Irma flooded in September 2017; the river-side blocks carry AE zones and the 2017 crest is the first question on any of these homes. Bulkhead, dock permit and the insurer’s view of the street are the next three.

Frequently asked questions

Did San Marco flood in 2017?

The river blocks did. Irma pushed the St. Johns to a record crest in September 2017 and water stood on River Road and the streets near the creeks. The interior blocks read Zone X. On any river-side San Marco home I pull the elevation certificate and ask the neighbors about that week.

Does riverfront always mean dock access?

No. The MLS separates river frontage, river access and navigable water, and dock rights depend on the bulkhead, the permits and the depth at the specific lot. I confirm what a listing actually allows before you fall for the view.

I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
