Living Here

What It's Like to Live in Atlantic Shores

Day-to-day living in Atlantic Shores is genuinely convenient for a coastal neighborhood — Trader Joe's, Whole Foods Market, and Publix are all within about a mile, which is rare for a street so close to the water. For dining, 1810 Tacos y Tequila draws a loyal crowd just under a mile away, and Jax Beach Brunch Haus is a short drive north for weekend mornings. South Beach Park and Sunshine Playground is only about a half mile out, and Oceanfront Park is within a mile and a half, giving residents easy access to open green space alongside the beach itself. Baptist Medical Center Beaches is roughly a mile away, and the Mayo Clinic campus is only about three miles — a meaningful detail for anyone with ongoing medical needs.

The Homes

Atlantic Shores Homes & Architecture

Homes in Atlantic Shores are exclusively single-family, ranging from traditional and ranch-style builds to fully renovated and new-construction coastal residences. Typical homes run from about 1,600 to nearly 3,900 square feet, with most landing closer to 2,900 square feet, and configurations generally span three to five bedrooms with up to four and a half bathrooms. Prices range from roughly the low $1 millions into the mid-$3 millions, reflecting both the location east of A1A and the significant variation in age — some homes date to the mid-twentieth century while others are brand new as of 2026. Inside, you'll commonly find open floorplans, kitchen islands, walk-in closets, and primary suites with separate tub and shower; outdoor showers are a practical and popular feature this close to the beach. A meaningful share of homes include private pools, and some properties sit directly on or adjacent to the oceanfront.

Location

Atlantic Shores Location & Commute

Atlantic Shores sits in the southern end of Jacksonville Beach, east of A1A, placing residents within roughly two miles of both the Ponte Vedra Beach and Jacksonville Beach public beach access points. The Ponte Vedra Inn & Club is only about a mile and a half away, and TPC Sawgrass — home of THE PLAYERS Championship — is roughly five miles inland. Jacksonville International Airport is about 24 miles northwest, a commute that typically runs 35 to 45 minutes depending on traffic. In the years I've worked this stretch of the First Coast, the south Jacksonville Beach corridor has consistently appealed to buyers who want walkable beach access without the density of the boardwalk area farther north — Beaches Town Center and Sawgrass Village are both within about four to five miles for shopping and errands.

Schools

Questions

Frequently Asked Questions about Atlantic Shores

Are there HOA fees in Atlantic Shores?

Based on available listing data, Atlantic Shores does not appear to have a community HOA, which means no monthly association fees or deed restrictions imposed at the neighborhood level. Buyers should still confirm with their agent and review title documents, as individual properties may have separate covenants or deed conditions.

How close is Atlantic Shores to the beach?

The neighborhood sits east of A1A in the southern end of Jacksonville Beach, placing residents within roughly two miles of the Jacksonville Beach and Ponte Vedra Beach public access points. Several homes in the area are situated directly on or just steps from the Atlantic, and some properties include private beach walkovers — a feature worth asking about specifically when touring.

What kind of homes are available in Atlantic Shores?

The inventory here is entirely single-family homes, spanning traditional and ranch-style architecture as well as more recently renovated and new-construction coastal builds. Homes generally range from about 1,600 to just under 4,000 square feet, with most falling in the three-to-five bedroom range and prices running from roughly the low $1 millions into the mid-$3 millions — a wide spread that reflects the mix of older beach cottages and newer estate-scale residences on the same streets.

How much is my home in Atlantic Shores worth?

The honest answer is a range until someone walks the house. Over the two years to September 2026, 8 Atlantic Shores homes closed through the MLS at a median of $1,219,000. The spread inside Atlantic Shores comes from lot, condition and timing, and a public estimate flattens all of that into a ZIP-code average. Follow this page and every Atlantic Shores listing, price change and recorded sale reaches you as it posts. For the real number, I prepare a valuation against Atlantic Shores's recent sales, free and without obligation.

How long does it take to sell a home in Atlantic Shores?

Faster than the county average when the price matches the comps, slower when it does not, and Atlantic Shores is no exception. The 8 Atlantic Shores sales recorded over the two years to September 2026 spent a median of 69 days on the market. The live snapshot on this page shows the current pace; the homes for sale below are the competition. I read both the week we launch and set the price and the timeline from them.

What does it cost to sell a home in Atlantic Shores?

The list is short; the net is what matters. In Atlantic Shores, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, and an association estoppel letter where there is an association. I run the net sheet against Atlantic Shores's actual cost structure before you commit to a number, so the proceeds figure is real.
