The stadium & the Shipyards

The east end of downtown is the biggest construction site in Northeast Florida. EverBank Stadium is mid-teardown-and-rebuild into the $1.4 billion "Stadium of the Future" — the Jaguars play a reduced-capacity 2026 season here, play elsewhere in 2027, and return for an August 2028 opening. Between the stadium and the river, Shad Khan’s Iguana Investments is building the Shipyards: the city’s first Four Seasons hotel with 26 private residences, a city-funded marina, and the relocated MOSH science museum, with Metropolitan Park’s redesign funded to start in fall 2026.

The neighborhood stakes are real, too: the stadium deal’s Community Benefits Agreement commits $300 million — $150M from the city, matched by the Jaguars — with $40M of city funds directed to the Eastside just north of the stadium over seven years, plus a separate $75M Jaguars commitment there, focused on affordable and workforce housing and economic development (grants began organizing in 2026).

The downtown core

The Northbank’s center of gravity is the Pearl Street District — Gateway Jax’s multi-block plan for 1,250+ residences, a boutique hotel, and street-level retail, targeted to open in force by the end of 2028. The first building, the Vandeveer, begins leasing its 205 apartments in fall 2026 with 22,000 sq ft of retail behind it; the 286-unit Pearl Square building is under construction, a Publix is planned a block east, and two more blocks ($145M Block N8, Block N6) cleared city review in 2026.

On the river, Riverfront Plaza — the old Jacksonville Landing site — opened its first phase in late 2025, with phase two (rain garden, beer garden, and a bike-and-pedestrian link to the Main Street Bridge) targeted for late 2027. The core’s two famous holdouts remain genuinely unresolved: the Laura Street Trio and the Independent Life Building both sit in foreclosure proceedings as of early 2026, with redevelopment plans proposed but not funded — worth watching, not counting on.

Brooklyn, Riverside & the Emerald Trail

West of the core, the corridor’s biggest completed win is One Riverside — the $250 million redevelopment of the old Florida Times-Union campus in Brooklyn: 271 apartments (residents from late 2025), a 38,000-plus sq ft Whole Foods Market that opened May 21, 2026, and a two-acre riverfront park built around a restored, day-lighted McCoys Creek. It sits a short walk from Five Points and the historic Riverside district, and the Park Street "road diet" completed in 2025 stitched Brooklyn and Riverside together for people on foot.

Threading it all together is the Emerald Trail — the roughly 30-mile urban trail network connecting downtown to its ring of historic neighborhoods. The 1.3-mile LaVilla Link opened in 2024, the downtown segment broke ground in late 2025, and roughly half the network is open, under construction, or in design as of 2026, supported by a $147M federal grant.

What the building boom means for buyers

Two things are true at once, and an honest guide says both. The amenity map is compounding fast — a five-star hotel, a rebuilt stadium, a new science museum, two signature riverfront parks, a Whole Foods, and a 30-mile trail network, most of it delivering between 2025 and 2028. And yet current prices are soft: third-party market data as of mid-2026 puts downtown’s average home value near $175K (down about 8% year-over-year), Riverside’s median in the low-to-mid $400s (down roughly 6% on the year, though up more than 200% since 2012), against a metro median around $322K.

The structural reason: almost all of the corridor’s new housing is rental — well over a thousand apartments delivering across the Vandeveer, Pearl Square, RISE Doro, and One Riverside — while the for-sale market stays what it has long been: river-tower condos, the historic house stock of Riverside, Avondale, and Springfield, and now the Four Seasons residences at the very top.
