About St. Augustine Shores
St. Augustine Shores is the 2,000-acre community the Mackle family’s Deltona Corporation opened on the west bank of the Matanzas River on Christmas weekend 1970, with nine model homes at Shores Boulevard and Palermo Road. Fifty-five years on it is one of the county’s largest neighborhoods: single-family streets from the original Mackle-built homes to 2020s infill, the condo and villa sections (Conquistador, The Greens, Belle Haven), a golf course at its center, parks and bike paths, and the Riverview Club and fishing pier on the Intracoastal. On the feed today the Shores and its villages show about 61 homes for sale at a $339,000 median, 60 closed sales over the past two years at $320,000, and build years from the 1950s to 2026.
Amenities
The Service Corporation, the Riverview Club and the Pier
The Shores is governed by the St. Augustine Shores Service Corporation, the homeowners’ association, with its office inside the Riverview Club at 790 Christina Drive. The association maintains the Riverview Club and its pool, the fishing pier on the Matanzas, the parks and common areas; the club has hosted residents and events since 1981 and rents its rooms for private functions. Assessments are paid to the Service Corporation (it uses an online payment portal and a property-management firm); the association does not publish its dues online, and current listings report a median association fee around $205 a month across the single-family and condo sections, which differ. I confirm the current assessment and what it covers for any Shores home a client considers.

What Krista's Clients Say
“Krista has now help us with the sale or purchase of three homes over the last 15 years. She knows the First Coast market really well and helps you with not only finding the home you want, where you want it, but also assist with making it an investment in your future. She is well connected in the area so she is able to use those relationships to better align your needs and wants with what is available in the market.”
“Krista Fracke and her staff are wonderful to work with and very knowledgeable of the housing market in Northeast Florida. She is very helpful with sell price determination, staging your home, and negotiations. She educates you on your current home sell and future sells. One of our homes sold in 24 hours and the last one in 2 months at the rise of Covid 19. We had a great experience at a time that is very stressful.”
St. Augustine Shores FAQ
Does St. Augustine Shores have HOA fees?
Yes, paid to the St. Augustine Shores Service Corporation, which maintains the Riverview Club, its pool, the fishing pier and the common areas. The dues are not published online; current listings report a median around $205 a month, higher in the condo and villa sections where the association carries the buildings. There is no CDD. I pull the exact assessment for any home before an offer.
Does St. Augustine Shores flood?
Most of it does not map to a high-risk zone: 56 of the 61 homes for sale today are in FEMA Zone X. The Matanzas frontage and the lake lots are the exceptions, with high-risk zones and the earlier evacuation letters; 14 of the current listings are waterfront. The St. Augustine flood page shows the live mix and every listing shows its own zone.
What should I inspect on a 1970s Shores home?
The original Mackle homes are concrete block and have stood through fifty years of storms, which is why they still sell; what dates is the roof, the electrical panel, the plumbing supply lines, the windows and the HVAC. Those five items decide an insurer’s quote on a 1970s house in this county, and they belong in every offer here. The 2020s infill on the same streets carries none of that and prices accordingly.
How much is my home in St Augustine Shores worth?
Worth what the next St Augustine Shores buyer will pay, which the last few St Augustine Shores closings predict better than any website estimate. Over the two years to September 2026, 26 St Augustine Shores homes closed through the MLS at a median of $330,000. This site publishes no automated value on purpose; the listings and recorded sales on this page are the raw material instead, updated as the MLS updates. When you want it turned into a number for your home, I do that personally against the actual sales.
How long does it take to sell a home in St Augustine Shores?
St Augustine Shores's pace is on this page, live, and it is a better guide than any published average. The 26 St Augustine Shores sales recorded over the two years to September 2026 spent a median of 60 days on the market. The number moves with inventory and season, so the answer in March is not the answer in October. What I can control is position: a St Augustine Shores home priced against its actual competition and prepared for photos sells inside the median, and one priced to a hope sits past it.
What does it cost to sell a home in St Augustine Shores?
Fewer lines than most sellers expect, and worth knowing exactly. In St Augustine Shores, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, and an association estoppel letter where there is an association. I put the full seller's net sheet in front of you before the sign goes up; the true-cost promise on this site runs in both directions.
