Living in World Golf Village: the golf hub, after the name.

World Golf Village was built in the late 1990s around two championship courses and a museum. The museum left in 2023 and the name stayed, and in 2026 the place is what it always was underneath: an I-95 interchange with two Palmer-Nicklaus and Weed courses, a gated estate neighborhood, a 55+ village, a condo tier, and a ring of 2000s and 2020s villages along International Golf Parkway with a retail corridor filling in. What World Golf Village is, in the numbers

On the MLS, World Golf Village is five areas (305 through 309) west and east of I-95 in ZIP 32092, with edges in 32095 and 32084: about 420 homes for sale from the condo tier up to the King & Bear estates. The core is the 2000s build: King & Bear (gated, the Palmer-Nicklaus course, 22 closed sales in two years at a $665,000 median, current listings from the $600,000s to $1.69 million on 2002 to 2015 homes), Turnberry, Heritage Landing, Bearsford and Greenside, the Cascades 55+ village, and the Laterra and Residences condos. Around it grew the parkway villages: Murabella and Samara Lakes (2005), Windward Ranch and Sevilla, Grand Oaks and Summer Bay (2021–23), Gran Lake, Markland and Cordova Palms on the east side, and the Silver villages that are SilverLeaf’s now.

The condo tier is the corridor’s entry point and the part that goes unlisted on the sales-office map: Laterra (17 condos for sale at a $185,000 median, with as many again for rent), Legends and the Residences sit a tier below anything else in the county that is not a 1970s building. The bills: HOA by village, and which villages carry a CDD

World Golf Village is not one bill. Each village has its own HOA, and the spread on current listings is wide: Murabella about $80 a year, Markland $125, TrailMark $100, Heritage Landing $135; King & Bear about $650 a quarter (the gate and the grounds); the Cascades $1,260 a quarter (its own 55+ clubhouse); Laterra about $367 a month (a condo association carries the building). Some villages also carry a Community Development District assessment on the county tax bill: Grand Oaks has its own district, Murabella’s is the Turnbull Creek CDD, TrailMark’s the Six Mile Creek CDD, Bannon Lakes its own. Several core villages carry none. The fees page shows the live HOA table and the live tax-rate table that makes the districts visible.

Golf is a third bill and a separate contract. Membership at the King & Bear and Slammer & Squire is one club with access to both courses, priority tee times, range balls and the practice facilities; the club publishes what is included and quotes initiation and dues on request. Who it fits, and who should look elsewhere

World Golf Village fits golfers who want two championship courses at the door without a Ponte Vedra price; buyers who want a 2000s home with mature trees and a bigger lot than the newer master plans sell; buyers choosing a 55+ village with a real clubhouse (the Cascades) at a St. Johns County address; and anyone who wants I-95 within a minute, with Jacksonville and St. Augustine each about half an hour. The retail corridor on the parkway, with the Walmart-anchored restaurant row and the Trader Joe’s plans on the Legends Landing filing, is the 2026 story; the news page tracks it with sources.

It fits less well if the Hall of Fame building matters to you (its future is undecided and legally constrained, per the news page), if you want a walkable town center (there is none; the retail is a corridor), or if the budget is below the condo tier. The 2000s homes carry 2000s roofs and systems, which belong in every offer here, and the villages that carry a CDD need the line pulled per parcel before you compare them with the ones that do not. A name that outlived the museum

The Hall of Fame closed in 2023 and the building’s future is undecided. Buy the courses and the location, not the brand.

Three bills on a golf home

The village HOA, in some villages a CDD line on the tax bill, and a club membership that is a separate contract the home does not include.

Roofs and systems from the 2000s

King & Bear, Turnberry and Murabella are 2002 to 2008 builds. Roof age, HVAC and windows belong in every offer.

The part nobody tells you

“World Golf Village has a CDD” is the shorthand, and it is wrong in both directions: some villages carry a district and some carry none, and the ones that do (Grand Oaks, Murabella, TrailMark, Bannon Lakes) are not the ones buyers assume. The live tax-rate table on the fees page shows it: the same house price reads a different effective rate village by village, and the gap is the district. Buyers who shop WGV on HOA alone pick the wrong village; the ones who shop it on HOA plus the tax line plus the club contract pick the right one.

World Golf Village or Nocatee?

WGV is the golf and 2000s-resale answer at an I-95 interchange, with condos as an entry tier and a 55+ village; Nocatee is the newer master plan near the Ponte Vedra beaches with a single CDD, a town center and no golf of its own. At the same budget WGV buys more house and land and a course; Nocatee buys newer construction and the beach side of the county.

What happened to the World Golf Hall of Fame?
