World Golf Village fees: HOA by village, and which villages carry a CDD.

“World Golf Village has a CDD” is the shorthand, and it is wrong both ways. I’m Krista Fracke. The first table below is the median HOA each village’s active listings report to the MLS, normalized to a monthly figure. The second is the effective tax rate those same listings report, village by village, which is where a district shows up in the bill whether a listing mentions it or not.

Computed from active listings reporting an association fee (villages with 3+ reporting listings; annual and quarterly fees normalized to monthly; condo associations carry the building, which is why the condo rows run high). Associations set their own fees and change them: treat this as the live map, and the HOA documents as the law.

The second table: where a district shows up in the bill

Each listing reports its last annual tax bill; divided by the list price it gives an effective rate per village. A CDD assessment rides that bill, so villages with a district read higher than their neighbors at the same price. Districts are labeled only where their own site or the county record confirms them; everything else is “not verified”, which is not “none”. The figure is the seller’s bill: a long-held homestead’s Save Our Homes cap pulls established villages down, so read the gaps, not the absolute rate. Villages with six or more reporting listings.

The part nobody tells you

Golf is the third bill, and it is not in either table. Membership at the King & Bear and Slammer & Squire is a separate contract with the club, quoted by the membership office rather than published, and a King & Bear home does not include it. The village with the highest HOA (the Cascades, with its own 55+ clubhouse) and the village with a district (Grand Oaks, Murabella, TrailMark) are not the expensive ones once the three bills sit in one column; the condo tier with a $367 monthly association and no district can be. Compared on total monthly cost, HOA plus the tax line plus the club contract if you golf plus insurance, the ranking changes, and that comparison is the true-monthly math this site runs on every listing.

Common questions

How much are HOA fees in World Golf Village?

There is no single number, which is why this page computes the live table by village. Current listings report a spread from roughly $80 a year in Murabella and $125 in Markland to about $650 a quarter in King & Bear (the gate and the grounds), $1,260 a quarter in the Cascades (its own 55+ clubhouse) and about $367 a month in the Laterra condos (the association carries the building). The table is the median of what active listings in each village report right now.

Does World Golf Village have a CDD?

Some villages do and some do not, and the shorthand gets it wrong both ways. Grand Oaks and Summer Bay sit in the Grand Oaks CDD, Murabella in the Turnbull Creek CDD, TrailMark and its Reverie in the Six Mile Creek CDD, Bannon Lakes in its own; SilverLeaf’s villages were built without one. For the King & Bear core and the other villages I do not assert either way on this page: the live tax-rate table shows where a district is in the bill, and I pull the parcel’s line before anyone writes an offer.

Does Murabella have a CDD?

Yes. Murabella sits in a community development district whose assessment rides the St. Johns County tax bill as its own line, on top of one of the lowest HOA figures in World Golf Village. That combination is why a Murabella listing’s small HOA understates its monthly cost, and why the effective tax rate in the table above runs higher for Murabella than for the no-district villages. The assessment varies by lot and phase; I pull the parcel’s bill on any Murabella home a client considers.
