The buyer pool for an age-restricted resale is inherently narrower, the community’s age curve moves as it matures, and the difference between a campus with a waiting list and one with aging amenities shows up directly in days-on-market. My ranking puts Del Webb Nocatee first for the double amenity engine (its own campus plus all of Nocatee), Riverwood right behind it for established-community value, and Del Webb eTown as the best city-convenience option. Cascades is the strongest non-Del-Webb answer. The criteria are stated above — the right community follows from what your week should look like.

Do 55+ communities here have CDD fees?

The Nocatee Del Webbs carry Nocatee’s CDD on top of their HOAs; others differ community by community. At these price points the full fee stack — HOA, any CDD, and what each funds — moves the monthly more than list-price differences do, so I put the exact numbers on the table for any home you shortlist.

Can younger residents live in a 55+ community?

Each community sets its own occupancy policy under the federal housing-for-older-persons framework — commonly at least one resident 55+, with rules for younger household members and guests that vary and change. Confirm the specific community’s current policy before committing; I verify it as part of any shortlist.
