The Publix hub at SilverLeaf Commons is open — and growing around itself

The anchor Publix opened in March 2026 — reported as Publix’s largest store in Northeast Florida — and the orbit is filling fast: SoFresh opened in July, Dunkin’ and Chase are in, M Shack has signed, a veterinary hospital is permitted, outparcel buildings and the “SilverLeaf Corner Shoppes” dining row are moving through permitting, and a 36-hole mini-golf entertainment venue has been proposed.

Baptist Health SilverLeaf: campus open, emergency room imminent

Baptist opened the first phase of its SilverLeaf outpatient medical campus in June 2026, with a helipad approved in April and the freestanding emergency room reported as opening soon as of mid-September. A hospital-grade ER inside the community is the kind of amenity that shows up in resale values for decades.

The new K-8 campus inside SilverLeaf opened in August 2026 with roughly 1,300 students, serving K-7 in its first year. Early note from the ground: parents raised school-route safety concerns in the opening weeks — the kind of growing-pain detail worth knowing if the walk or bike route matters to you. Verify any specific address’s assignment with the district.

“Harris Teeter is coming to SilverLeaf” — operator still unannounced

Two grocery projects whose site plans match Harris Teeter’s prototype are moving through county review in the SilverLeaf area — one advanced in January 2026 with a fueling station added in February, a second proposed in May — and local reporting confirms they are not Publix. But no operator has been announced on the record for either, and Harris Teeter’s owner was reported in 2025 to have pulled back on Florida expansion. The honest phrasing: two grocery-anchored sites in review, operator unannounced.

The part nobody tells you

SilverLeaf’s no-CDD pitch is real, but the buildout math is the thing to watch: builders are still adding land positions and the county says a future SilverLeaf high school is “within reach” — with a financing caveat attached, and no committed date. If your plan depends on a school or an amenity that isn’t open yet, price the timeline, not the brochure. What IS open — the Publix hub, the Baptist campus, the new K-8 — changed daily life here more in six months than most communities change in five years.
