St. Augustine, the city itself, is three places that share one mailing address. The historic district, with Lincolnville and North City, has the oldest houses, on walkable streets around the Castillo and the Plaza. Davis Shores sits across the Bridge of Lions on Anastasia Island, with the Matanzas River on its west side. West St. Augustine, past US-1, is where most of the new construction is, usually inside an HOA. Each place has its own chapter below, with live numbers from the MLS, and the side-by-side table compares the three, flood zones included. St. Augustine Beach, Vilano Beach and World Golf Village have their own pages.

4Living here

Living in St. Augustine, day to day

Day to day, St. Augustine mixes an old city with ordinary errands. Lunch at the Ice Plant Bar, an afternoon on St. George Street and a concert at the St. Augustine Amphitheatre can all happen within about two miles of downtown. Cap's on the Water and St. Augustine Fish Camp sit on the water within a mile and a half or so. Anastasia State Park's beach, dune trails and kayak launch are about two miles from the historic core, and Dr. Robert B. Hayling Freedom Park sits beside Lincolnville. Downtown is walkable enough that some residents drive far less than they would elsewhere in Northeast Florida. From West St. Augustine, all of it is a short drive.

5The homes

St. Augustine homes, from 1930 to 2021 builds

St. Augustine's houses follow its history. Downtown and in Lincolnville you find frame cottages, bungalows and Victorian-era homes on small lots, many of them a century old, with some newer infill between them. Exterior changes inside the historic districts go through the city's review board. Davis Shores, across the Bridge of Lions, is mostly ranch homes from the second half of the twentieth century, many renovated, with newer rebuilds mixed in. West St. Augustine is where the builders are: new plans in subdivisions, usually with an HOA fee. Most homes have two to four bedrooms. Condos and townhomes are a smaller share and sit at the lower end of the price range. Asking and sold prices for each part of town are in the side-by-side table, from today's listings.

St. Augustine flood zones, street by street

Flooding is part of the conversation in America's oldest city. The historic core sits low: streets around Lake Maria Sanchez and the edges of Lincolnville can take water on king tides and heavy rain, and the city runs flood-mitigation projects downtown for that reason. Davis Shores on the island side saw some of the area's worst storm flooding during Matthew and Irma. That is pricing information, not a reason to skip the town. FEMA zone and elevation drive both the insurance bill and the resale story, and they change street by street. Every listing on this site shows its FEMA flood zone and evacuation zone. I'm Krista Fracke, and on low-lying blocks I pull the flood history and the insurance picture before my buyers write an offer.

Amenities around St. Augustine

Most St. Augustine homes sit on city streets, not in amenity communities, so the shared amenities are public ones: Anastasia State Park's beach and trails, the bayfront and the walk over the Bridge of Lions, Dr. Robert B. Hayling Freedom Park, and the city marina downtown. The St. Augustine Alligator Farm Zoological Park and the St. Augustine Lighthouse & Maritime Museum are about two miles from downtown on Anastasia Island. Pools, clubhouses and HOA fees come with the newer subdivisions west of US-1. Each listing shows whether it carries an HOA fee, and the side-by-side table shows the share in each part of town.

Before you offer

What to check before you buy in St. Augustine

  1. 1. Check the flood zone for the street, not the town

Downtown, Davis Shores and the marsh edges have flooded in named storms while blocks nearby stayed dry. Every listing on this site shows its FEMA and evacuation zone; read them before you fall for a house.

Flood zones by neighborhood · Hurricane history

  2. 2. Older homes come with older-home homework

Insurers usually ask for a four-point and a wind-mitigation inspection on older houses, and the results move the premium. Get both, and the insurance quote, inside your inspection period.

    Home insurance in Northeast Florida

  3. 3. Historic district rules

Inside the historic districts, exterior work, windows, fences and additions go through the city’s review. Ask what has been approved on the house and what you would want to change.

    Buying in the historic district

  4. 4. Rental rules differ by city and county

If rental income is part of the plan, confirm the rules for the specific address before you offer. The city, the county and some associations each set their own.

    Buying in the historic district

  5. 5. Your property tax resets at purchase

Florida reassesses a home at market value when it sells, so the seller’s capped assessment does not carry over. Budget the tax on your price. If you own a Florida homestead now, portability can bring part of its savings with you.

  6. 6. Visit at the busy hour

Downtown streets fill during the holiday lights and on event weekends. See a downtown house on a Saturday night as well as a weekday morning.

Nights of Lights, the resident’s truth

  7. 7. Schools are set by address

Public school assignment follows the attendance zone for the specific address. Check it for each home.

St. Augustine FAQ

How many homes are for sale in St. Augustine, and at what price?

166 homes are for sale on this page, at a median asking price of $499,945. 377 sold in the last 12 months, at a median $410,000. The listings update from the MLS through the day.

What are HOA fees like in St. Augustine communities?

It depends on the part of town. Most homes downtown, in Lincolnville and in Davis Shores carry no HOA fee; most new homes west of US-1 do. Each listing shows its HOA fee as the listing agent reported it, and the side-by-side table on this page shows the share of homes in each part of town that carry one. Before you compare two homes on price, ask what the fee covers and check the tax bill for any special assessment.

How far are the beaches from most St. Augustine neighborhoods?

Most parts of St. Augustine are within about two to four miles of multiple beach access points. Anastasia State Park's beach is roughly two miles from the historic core, while St. Augustine Beach and Vilano Beach are about three to four miles out. Vilano Beach tends to have a quieter, more local feel, while St. Augustine Beach offers a pier and drive-on access.

What kinds of homes are available in St. Augustine, and what's the price range?

Mostly single-family homes, with condos, townhomes and some land. Downtown has the oldest houses, many a century old; West St. Augustine has the newest, some finished this year. Prices depend on the part of town and how close the house sits to the water. The live count and median asking price for each part are in the side-by-side table on this page, with the last 12 months of sold prices beside them.

What dining and restaurants are nearby?

Plenty, and much of it on the water. Cap's on the Water sits on the Intracoastal Waterway with a big outdoor deck and a seafood menu. The Ice Plant Bar and St. Augustine Fish Camp are close by, and Casa Reina Taqueria & Tequila adds a different kitchen to the mix.

What's the difference between St. Augustine and Ponte Vedra for living?

They feel different. St. Augustine is an old city: a walkable downtown, historic districts with review-board rules, century-old houses beside newer ones, and visitors most of the year. Ponte Vedra is newer and suburban, built around golf, gated neighborhoods and a shorter drive to Jacksonville's business corridors. Flood exposure changes street by street in both, so compare the flood zone on each listing rather than the town name.

What's it like living in the historic area of downtown St. Augustine?

You live close to the landmarks: St. George Street, Flagler College and the 1874 St. Augustine Lighthouse are all within about two miles, and you can walk to dinner, the bayfront and the parks. The houses are older than almost anywhere else in Northeast Florida, with a few newer ones between them, and exterior changes go through the city's review board. The tradeoff is visitors: foot traffic, parking and seasonal crowds come with the address, and Nights of Lights brings its own crowds each winter.

Can you rent your home in the historic area of downtown St. Augustine on AirBnb?

Yes, but the rules depend on zoning, and the historic district carries the strictest ones. The City of St. Augustine regulates short-term rentals by zone: in the HP-1 historic preservation district a property may host no more than one rental stay every 30 days; in the RS-1 and RS-2 residential zones it is no more than one stay every seven days; and nightly rentals are generally limited to the commercial and mixed-use zones. Every short-term rental must also be registered with the city and pass a fire-department life-safety inspection at registration and every year after. Ordinances change, so verify the current rules with the city before buying with rental income in mind. Two blocks can separate a legal weekly rental from a once-a-month one. Send Krista the address and she will pull the zoning before you offer.
