Are single-story homes more expensive per square foot?

Often modestly, yes — a one-story home needs more roof and foundation per finished foot than a two-story of equal size. Buyers pay it willingly: single-story homes tend to hold value well because demand from rightsizing buyers never goes away.

Which St. Johns County communities are mostly single-story?

The 55+ communities — Del Webb Nocatee, Riverwood by Del Webb, Stillwater, WaterSong at RiverTown — are almost entirely single-story. Outside those, most large communities mix one- and two-story plans; this page keeps the filter on for you.

Is a single-story home better in Florida specifically?
