About Yulee
Yulee is the mainland half of Nassau County’s growth: ZIP 32097 from the I-95 and A1A interchange east toward the Amelia Island bridges and north along US-17 to the Nassau River. For most of its history it was a crossroads town between Jacksonville and the island; since the late 2010s it has been where Nassau County builds. On the feed today ZIP 32097 shows about 240 homes for sale at a $399,900 median, a median build year of 2023, 108 of the 240 built since 2024, 276 closed sales over the past two years at a $399,500 median, and 28 lots at a $182,000 median on roughly an acre. Wildlight, Del Webb Wildlight, Westerly Park, Tributary, Liberty Cove and River Glen are the new-construction fabric; Pirates Wood, Watermans Bluff and the Chester Road streets are the older river side.

Three tiers. The master plans: Wildlight’s Town District and Del Webb Wildlight at I-95 and A1A, Tributary and River Glen on US-17, with new sections releasing and 49 of the current listings attached (townhomes and villas). The 2000s and 2010s subdivisions: Heron Isles, Nassau Crossing, Lumber Creek, The Hideaway, Timber Creek, the first phases of River Glen. The river and acreage tier along Chester Road and toward the Nassau River: Pirates Wood, Pirates Bluff, Watermans Bluff, McGirts Creek, with larger lots and the only true waterfront in the ZIP (23 of the current listings). The bill differs by tier: Wildlight’s infrastructure is financed through the East Nassau Stewardship District, a special district that appears as its own line on the tax bill (the fees page carries the adopted-budget figures); Tributary and River Glen carry community development district assessments; the older subdivisions carry an HOA or nothing (34 of the 240 current listings report no HOA). Nassau County’s effective property tax rate was 1.66% in 2025, the lowest of the four counties this site covers, and the bill resets to your purchase price in the first November after closing.

Location and Commute
I-95 runs through the west side of Yulee, with the A1A (SR 200) interchange at Wildlight and the US-17 corridor just east of it; A1A continues east to the Shave Bridge and Amelia Island, about fifteen minutes from most of the ZIP. Jacksonville International Airport is twenty to twenty-five minutes south on I-95; downtown Jacksonville thirty-five to forty-five; the Southside employers about an hour at commuting times. North, Kings Bay Naval Submarine Base in Georgia is thirty-five to forty-five minutes by I-95 and SR 40. Rayonier’s headquarters, the UF Health campus and Wildlight Elementary are inside Wildlight; the Yulee schools and the county government are along A1A and US-17 in the older town center.

Do homes in Yulee have CDD fees?
It depends on the community. Wildlight does not carry a Chapter 190 CDD; its infrastructure is financed through the East Nassau Stewardship District, a special district whose assessment appears as its own line on the Nassau County tax bill and differs by product type. Tributary and River Glen carry community development district assessments alongside their HOAs. The 2000s subdivisions and the river and acreage streets carry an HOA or nothing: 34 of the 240 homes for sale today report no HOA at all. The Wildlight fees page carries the adopted-budget figures; on any specific home I pull the parcel’s bill.
Is Yulee in a flood zone?
Mostly not: 201 of the 240 homes for sale today map to FEMA Zone X. The exceptions (24 in Zone AE and 15 in Zone A) are the Nassau River and Lofton Creek frontage and the low ground toward the marsh, which is also where the waterfront homes are. Every listing on this site shows its own FEMA zone and evacuation zone in the Reality Check section.
Yulee or Amelia Island?
Yulee is the mainland and Amelia Island is the island, fifteen minutes apart across the Shave Bridge. Yulee is where the new construction is (108 of its 240 current listings were built since 2024) at a $399,900 median; the island is older, smaller and coastal, with a median roughly double that and the beach, the Plantation and the historic district. The Amelia National, North Hampton, Amelia Walk and Flora Parke communities sit between the two in ZIP 32034 with Fernandina Beach addresses; this site lists them under Amelia Island.
What is the property tax rate in Yulee?
Nassau County’s effective rate on the 2025 roll was about 1.66% of market value (the figure this site computes from the county’s tax roll), the lowest of the four Northeast Florida counties it covers; Duval was 1.96%.
