The Neighborhood

About Seascape Condo, Jacksonville Beach

Seascape is one of Jacksonville Beach’s original oceanfront towers — a ten-story, 154-unit building at 1601 Ocean Drive South, built in 1974, with units running roughly 1,100 to 1,300 square feet and some of the longest balconies on this stretch of ocean. The building completed a multi-million-dollar restoration in 2023–24 — new roof, facade work, three new elevators, and its milestone-driven structural repairs — and recent resales have typically advertised those assessments as paid, which is exactly the post-Surfside profile buyers should want in a 1970s tower. Association rules have been reported as a one-year minimum rental period and one pet per owner; like every fee and rule at Seascape, I confirm the current condo documents directly for any unit a client considers. Note the flood picture: unlike most of the Jacksonville Beach grid, this oceanfront address carries an AO flood designation on most units in our feed — a real line in the insurance math, shown on every listing here.

Questions

Frequently Asked Questions about Seascape Condo

How much is my home in Seascape Condo worth?

No instant estimate here, by design. Automated values average a ZIP code, and a Seascape Condo home's value turns on what an average cannot see: condition, position on the street, and what the last few Seascape Condo sales actually closed for. Over the two years to September 2026, 5 Seascape Condo homes closed through the MLS at a median of $725,000. Every new listing and recorded sale in Seascape Condo appears on this page as it happens, so following it is the simplest way to watch your comp set move. When you want a real number, I prepare it against Seascape Condo's own sales, with no obligation.

How long does it take to sell a home in Seascape Condo?

Seascape Condo's pace is on this page, live, and it is a better guide than any published average. The 5 Seascape Condo sales recorded over the two years to September 2026 spent a median of 70 days on the market. The number moves with inventory and season, so the answer in March is not the answer in October. What I can control is position: a Seascape Condo home priced against its actual competition and prepared for photos sells inside the median, and one priced to a hope sits past it.

What does it cost to sell a home in Seascape Condo?

Condo sales carry a few lines single-family sales don’t, and knowing them up front is how you protect your net. In Seascape Condo, plan on: the commission you and Krista agree on, Florida’s documentary stamp tax on the deed, title and closing charges per local custom, the association’s estoppel letter, and — because this is a condominium — the buyer’s side will ask for the association’s current budget, reserve information, and any inspection reports, so having those ready is part of selling well here. A well-documented association is a selling point; Krista assembles that package with you before the listing goes live.
