Living Here

What It's Like to Live in Oceanside Park

Daily life in Oceanside Park revolves around the beach and the walkable corridor of shops and restaurants just outside your door. Whole Foods Market is roughly a half-mile away, Publix at Middle Beach Commons is less than a mile, and Trader Joe's is about a mile and a half — so grocery runs are genuinely quick. For dining, Jax Beach Brunch Haus is within a mile, and Talkin' Tacos Jacksonville Beach and Refinery Jax Beach add further options just a short drive or longer walk away. Green space is equally accessible: 12th Ave South Park and Huguenot Park are within a few blocks, and Oceanfront Park — one of the most-loved spots along the First Coast — is under a mile. I've been in this market for over two decades, and few neighborhoods at this price point put so many everyday conveniences this close to the water.

The Homes

Oceanside Park Homes & Architecture

Homes in Oceanside Park span a wide range of eras and styles — from mid-century ranch cottages and traditional bungalows to newly built coastal villas, with some construction as recent as 2026. Typical homes run 3–4 bedrooms and 2–3.5 bathrooms, with living areas commonly around 2,000–2,800 square feet, though a handful of smaller cottages closer to 1,000 square feet do come to market. Prices generally range from the upper $400s into the low $1 millions, with some new construction at the top of that range. Inside, expect open floorplans anchored by kitchen islands with breakfast bars, walk-in closets, primary suites on the main level, and balconies that take advantage of the coastal setting — hallmarks of both the renovated older homes and the new builds that have become increasingly common in the neighborhood.

Amenities

Oceanside Park Amenities & Community Features

Oceanside Park itself carries the laid-back character of a classic Jacksonville Beach neighborhood — no gates or private club fees, just curbed streets, a walkable suburban feel, and public access to everything the beach corridor offers. The neighborhood's proximity to fishing opportunities along the Intracoastal and nearby marinas — including Beach Marine and Palm Cove Marina — adds a boating and angling dimension to daily life. Beach Marine sits within about 2 miles, while Palm Cove Marina is a bit farther west along the Intracoastal at roughly 2.5 miles. Nearby Oceanfront Park and South Beach Park and Sunshine Playground give residents well-maintained outdoor gathering spaces without leaving the immediate area.

Location

Oceanside Park Location & Commute

Oceanside Park sits close to the heart of Jacksonville Beach, putting residents roughly a mile from the Atlantic Ocean and about 2.5 miles from both Ponte Vedra Beach and Neptune Beach. Baptist Medical Center Beaches is practically next door — within a few blocks — and Mayo Clinic is roughly 3 miles away, which is a meaningful convenience many buyers don't think about until they need it. Beaches Town Center is about 3.5 miles up the road for shopping and additional dining, while Sawgrass Village and the PGA Tour Headquarters are roughly 5 miles south. Jacksonville International Airport is about 23 miles northwest, a drive that typically takes 30–40 minutes depending on traffic. School assignments and zoning details are managed through the Duval County Public Schools district.

Questions

Frequently Asked Questions about Oceanside Park

How close is Oceanside Park to the beach?

Jacksonville Beach is roughly a mile from Oceanside Park — an easy walk or short bike ride for most residents. Neptune Beach and Ponte Vedra Beach are each about 2.5 miles away, giving you several stretches of coastline to choose from depending on the day.

What is the typical home size and price range in Oceanside Park?

Homes here most commonly have 3–4 bedrooms and run roughly 2,000–2,800 square feet, though smaller beach cottages closer to 1,000 square feet do appear. Prices generally span from the upper $400s to around $1.25 million, with newer construction — some built as recently as 2026 — tending toward the upper end of that range.

Is there an HOA in Oceanside Park?

Oceanside Park is not a gated or HOA-governed community in the traditional sense, so buyers typically won't encounter mandatory association fees. That said, individual properties may carry deed restrictions, so it's worth reviewing title documents for any specific parcel you're considering.

How much is my home in Oceanside Park worth?

Start with the record, not a formula. Over the two years to September 2026, 20 Oceanside Park homes closed through the MLS at a median of $695,000. An algorithm cannot see a renovated kitchen, a preserve lot or a roof from 2024, and in a neighborhood the size of Oceanside Park those are the things that move a price. This page lists every new Oceanside Park listing and recorded sale as it happens; follow it and the comps come to you. When you are ready for a number, I run the valuation personally against Oceanside Park's actual closings.

How long does it take to sell a home in Oceanside Park?

Oceanside Park's pace is on this page, live, and it is a better guide than any published average. The 20 Oceanside Park sales recorded over the two years to September 2026 spent a median of 43 days on the market. The number moves with inventory and season, so the answer in March is not the answer in October. What I can control is position: a Oceanside Park home priced against its actual competition and prepared for photos sells inside the median, and one priced to a hope sits past it.

What does it cost to sell a home in Oceanside Park?

The list is short; the net is what matters. In Oceanside Park, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, and an association estoppel letter where there is an association. The same sale price nets differently with concessions, timing and positioning, so I run the full seller's net sheet for your home before you commit to a number.
