Florida’s post-Surfside inspection and reserve rules made association finances the difference between a sound purchase and an expensive surprise.

Why do condo fees vary so much between buildings?

Because the fee is the building’s entire operating budget divided among owners: a high-rise with elevators, a pool deck, concierge, and master insurance costs far more to run than a garden-style community. A higher fee is not automatically bad — it often reflects a building that is actually funding its maintenance. What matters is whether the fee matches the building’s real obligations.

Are Jacksonville condos hard to finance?

Some buildings are: lenders review the association (owner-occupancy share, reserves, litigation, insurance) as well as the borrower, and a building can fail those checks. If you are financing, the building list should be filtered early for lendability — tell me your lender and I will flag buildings likely to clear review.
