One-level living is one of the most-requested home features in Jacksonville, and the MLS lets us filter for it directly: every listing below is a single-family home the listing agent has flagged as one story. This market, from the inside
One data honesty note: some listings never fill in the “levels” field, so a great one-story home can be missing from any filtered list — this page included. If one-level living is a requirement for you, tell me; I check floor plans on everything I send, not just the MLS checkbox.
Frequently asked questions
Are single-story homes more expensive in Jacksonville?
Per square foot, often yes — a one-story home needs a bigger lot and more roof and foundation for the same living area, and demand for one-level living is persistent. But total price depends far more on area and age: a Southside ranch and a new one-story build in a fee-carrying community can sit at very different numbers for similar space. Compare on total monthly cost, not just list price.
Do new-construction communities in Jacksonville offer one-story plans?
Yes — most production builders in the eTown/Seven Pines corridor and the Southside offer at least one single-story plan, though they are often the first plans to sell out in a phase. If you want new construction on one level, it pays to look at both standing inventory and what each builder can still build.
How reliable is the one-story filter?
It is only as good as the listing data: this page shows homes where the listing explicitly says “One” for levels. Listings that leave the field blank do not appear, so treat this page as a strong first cut rather than the complete universe — and ask me to verify the floor plan on anything you are serious about.
Looking for single-story homes?
I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
