Because every home here is a current-generation build, expect today's specifications: open living areas, big kitchen islands, and energy-efficient construction, with finish levels varying by builder and collection. HOA structures differ by village: the master association runs a few hundred to about a thousand dollars a year, while Regency's low-maintenance program bills monthly at a higher rate — I break down the exact dues, and any CDD line on the tax bill, for any home you're considering.

New Construction in EverRange

EverRange is a ground-up community — every active MLS listing here is new construction with 2026 completions, from three builders: Toll Brothers, David Weekley Homes, and Providence Homes. That makes this one of the cleanest opportunities in Jacksonville to compare builders side by side inside a single master plan. Two things I tell every new-construction buyer here: the builder's on-site agent represents the builder, not you — bring your own representation to the first visit — and phase pricing moves quickly in a new master plan, so the lot-and-plan math you see this month won't necessarily hold next quarter. Regency at EverRange — 55+ Living

Regency at EverRange is the gated active-adult neighborhood within the master plan — a lawful age-restricted (55+) community under Florida law, meaning at least one resident per home must meet the age requirement. Toll Brothers opened it in early 2026 with two collections of single-story homes, and residents get a private Regency amenity set — clubhouse, resort-style pool, fitness center, pickleball, a yoga lawn, and a putting green — plus access to the broader EverRange master-plan amenities as they're completed. Current listings run from the mid-$600s to the mid-$800s. EverRange's amenity picture is a build-in-progress story, and it's worth understanding what's open versus planned. Regency residents' private amenities — clubhouse, pool, fitness center, pickleball, yoga lawn, and putting green — anchor the 55+ side, and the developer's master plan calls for family amenities including a playground, splash park, event lawn, and an additional clubhouse and pool as the community builds out. The location does a lot of the amenity work in the meantime: eTown's Exchange (with future direct connectivity planned from EverRange), Nocatee's Town Center, and the Durbin Park retail corridor are all short drives. EverRange sits in south Jacksonville's Bayard corridor, off the US-1/Philips Highway corridor south of 9B — roughly between eTown to the northwest and Nocatee to the southeast, each about 10 to 15 minutes away. The 9B connector puts I-95 and the Baptist Medical Center South area within about 15 minutes, and St. Johns Town Center is roughly 20 minutes north. Beaches run about half an hour via Nocatee Parkway or JTB. The location's real story is the corridor itself: this stretch between eTown and Nocatee is where south Jacksonville's growth is concentrating, and EverRange sits in the middle of it.
