Boat Access & Navigable Water Homes in Jacksonville
154 homes · 12 new this week · updated 25 minutes ago
This page filters Jacksonville to the water that actually goes somewhere: every listing below carries a navigable-water, ocean-access, or river-access designation in the MLS — the St. Johns River running to the Atlantic, the Intracoastal, and the saltwater canals off both. Pond and lake views don’t qualify here.
The honest boater’s checklist before you fall for a dock: verify air draft and any fixed bridges between the home and open water, confirm the dock’s permits and recorded riparian rights, and know your route — a riverfront home runs the St. Johns straight to the jetties, while Queens Harbour’s freshwater basin reaches the Intracoastal through its private lock. I run the navigability questions on every waterfront home my buyers consider, because "waterfront" and "boatable" are very different price tags.

Frequently asked questions
Which Jacksonville communities have true boat access?
Three flavors. Direct deep water: St. Johns riverfront and Intracoastal-front homes run to the Atlantic through the Mayport jetties. Canal access: the saltwater canal networks off the ICW and the river. And the lock-basin option: Queens Harbour, where a 120-acre freshwater lagoon connects to the Intracoastal through a private navigational lock that handles vessels up to 100 feet — fresh water at your dock, salt water twenty minutes away.
What should I verify before buying a home with a dock?
Air draft and fixed bridges on your route to open water (the make-or-break for sailboats and larger cruisers), the dock’s permit history and condition, recorded riparian rights, water depth at low tide at the dock itself, and — for the budget — the flood and wind insurance picture, which navigable water usually raises. Every listing on this site shows its FEMA flood zone; I run the full navigability checklist before my buyers offer.
Can I get from the St. Johns River to the ocean by boat?
Yes — that’s the point of this market. The St. Johns runs north through downtown and meets the Atlantic at Mayport, and the Intracoastal crosses it near the river mouth, so river, ICW, and ocean form one connected system. What varies is the run time from a specific dock — minutes from the Intracoastal communities, an hour or more from the far Southbank — and that run time is priced into the waterfront.
Looking for boat access & navigable water homes in jacksonville?
I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
