West of the Intracoastal in ZIP 32250 there is a second Jacksonville Beach that the beach pages never show: canal neighborhoods with docks, marsh-front streets and two condo buildings on the water. Where it is
Jacksonville Beach’s ZIP code reaches west across the Intracoastal Waterway to the neighborhoods between the water and the Pablo Creek marsh, south of Beach Boulevard. The MLS files them as one area, Intracoastal West south of Beach Boulevard, and gives most of them a Jacksonville mailing city even though the ZIP is 32250. Isle of Palms is the largest, a canal neighborhood laid out so most lots back onto navigable water. Cove at Isle of Palms, Beach Haven Village, Lighthouse Pointe and Broadwater sit around it.
On the beach side of the water, the Palms at Marsh Landing and the Villas at Marsh Landing are the two condo buildings that face the Intracoastal from the Jacksonville Beach bank. They are not the Ponte Vedra Beach club community that shares the name.

A dock. The canal lots in Isle of Palms and the neighborhoods around it are the only place in the Beaches where a buyer can keep a boat behind the house and reach the Intracoastal and the ocean inlets from the backyard. The trade is the sand: the beach is a drive over the Beach Boulevard or Butler Boulevard bridges, not a walk.
The other thing you get is a house. The Intracoastal side is mostly single-family on lots larger than the beach town’s, with the two Marsh Landing buildings as the condo option on the water. Isle of Palms homes for sale

The feed and the county call most of these homes Jacksonville, not Jacksonville Beach. The ZIP is 32250, the schools and the daily errands are the Beaches, and the listings appear on the Jacksonville Beach page on this site. When a portal search for "Jacksonville Beach" misses these homes, this is why. When a buyer asks me whether Isle of Palms is "really" Jacksonville Beach, the honest answer is that the mail says one thing and the life says the other.
Water, flood and insurance
Canal and marsh frontage is why people buy here, and it is also the first diligence item. Flood zone, elevation, seawall and dock condition, and the bulkhead line drive insurance and resale on these streets in a way the inland beach blocks never see. The beach is a drive
Two bridges separate the Intracoastal side from the sand. In season and at rush hour, Beach Boulevard and Butler Boulevard are the day.
Water carries insurance
Canal and marsh lots sit lower than the beach town’s spine. Flood zone, elevation and seawall condition decide the quote and the resale.
The address confuses portals
A Jacksonville mailing city on a 32250 home means these listings do not appear in a "Jacksonville Beach" search on sites that key off the mailing city. Fewer eyes on the way in, and the same on the way out.
Small inventory
A few dozen homes at any time across the whole side. Buyers who want a dock here wait, and the good ones trade to people already watching.
The part nobody tells you
The dock is the asset and the seawall is the liability, and the listing rarely prices either correctly. A canal home with a rebuilt bulkhead and a permitted lift is a different purchase from the same floor plan with a forty-year-old wall and a dock that has never been inspected, and the difference can be the price of a car. I walk the seawall at low tide before I let a buyer of mine fall in love with the water view.

Is Isle of Palms in Jacksonville Beach?
By ZIP code and daily life, yes: 32250, the Beaches schools, the Beaches errands. By mailing city and county records, it is Jacksonville, because it sits west of the Intracoastal. The MLS files it as Intracoastal West, south of Beach Boulevard. Listings appear on the Jacksonville Beach page on this site.
Can I keep a boat at a home in Isle of Palms?
That is the reason to buy here. Most lots back onto canals with docks and access to the Intracoastal Waterway. Dock and lift permits, seawall condition and canal depth vary by lot, and I check all three before an offer.
Are the Palms at Marsh Landing condos in Ponte Vedra Beach?
No. The Palms at Marsh Landing and the Villas at Marsh Landing are condo buildings on the Jacksonville Beach bank of the Intracoastal. Marsh Landing Country Club, the gated community, is across the county line in Ponte Vedra Beach and shares only the name.
Does the Intracoastal side of Jacksonville Beach flood?
