The Neighborhood
About The Sanctuary, Jacksonville Beach
Living Here
What It's Like to Live in The Sanctuary
Day-to-day life in The Sanctuary is remarkably convenient for a coastal neighborhood — Trader Joe's, Publix, and Whole Foods are all within about a mile, so grocery runs rarely eat into your morning. For dining, 1810 Tacos y Tequila is less than a mile away, and Jax Beach Brunch Haus and Talkin' Tacos Jacksonville Beach are both within roughly a couple of miles when you want something a little more relaxed. South Beach Park and Sunshine Playground is just about half a mile out, and Baptist Medical Center Beaches is barely a mile away — a detail I always mention to buyers who appreciate having a full-service hospital this close. With marinas like Beach Marine and Palm Cove Marina within about two miles, residents who keep a boat make good use of the community's own dock to get out on the Intracoastal.
The Homes
The Sanctuary Homes & Architecture
Homes in The Sanctuary are single-family residences built primarily in the mid-1990s, typically ranging from roughly 1,700 to about 3,300 square feet with four bedrooms being the most common configuration — though you'll find anything from two to five bedrooms. Ranch-style layouts are well represented, and interiors tend to feature open floor plans, split-bedroom arrangements, primary suites on the main level, kitchen islands with breakfast bars, and walk-in closets. Roughly half of the homes back to the water, which is reflected in pricing — expect the range to run from the mid-$500s to the upper-$800s, with a monthly HOA fee of about $195 covering grounds maintenance, trash, and access to community amenities.
Amenities
The Sanctuary Amenities & Community Features
The Sanctuary is a gated community with a clubhouse, resort-style pool, jogging path, tennis courts, pickleball court, and a basketball court — a lineup that makes it easy to stay active without leaving the neighborhood. The community boat dock is one of its most distinctive features, giving residents direct access to the Intracoastal Waterway and setting The Sanctuary apart from many comparably priced beach-area neighborhoods. Grounds maintenance and trash service are included through the HOA, so common areas stay well-kept year-round. Off-site professional management handles day-to-day operations, and fishing from the dock rounds out the waterfront lifestyle.
Location
The Sanctuary Location & Commute
The Sanctuary sits in the southern portion of Jacksonville Beach, placing it within about two miles of both Jacksonville Beach and Ponte Vedra Beach for quick access to the Atlantic coast. Mayo Clinic is about two miles away, and the broader Mayo Clinic Florida campus is roughly six miles out — a meaningful convenience for anyone with ongoing medical needs. Beaches Town Center and Sawgrass Village are each about four miles away, and Jacksonville International Airport is roughly 25 miles to the north — a drive that typically runs around 35 to 40 minutes outside of peak traffic. Downtown Jacksonville is accessible via J. Turner Butler Boulevard in generally 20 to 30 minutes, depending on the time of day. School assignments, sports events at THE PLAYERS Championship venue, and PGA Tour Headquarters are all within about five miles, making this a well-positioned address on the First Coast.

Questions
Frequently Asked Questions about The Sanctuary
What does the HOA cover in The Sanctuary, and how much is it?
The HOA fee in The Sanctuary runs about $195 per month. It covers grounds maintenance, trash service, and access to community amenities including the gated entry, pool, clubhouse, jogging path, tennis and pickleball courts, basketball court, and the community boat dock. Off-site professional management handles operations, so day-to-day upkeep of common areas is handled for residents.
How close is The Sanctuary to the beach?
Jacksonville Beach is about two miles from The Sanctuary, and Ponte Vedra Beach is a similar distance — both an easy drive or bike ride. Neptune Beach is roughly three to four miles away, giving residents a handful of beach options depending on the vibe they're after on a given day.
Is there boat access in The Sanctuary?
Yes — The Sanctuary has a community boat dock, which is one of its standout features for waterfront enthusiasts. The neighborhood sits near the Intracoastal Waterway, and several nearby marinas — including Beach Marine and Palm Cove Marina, both within about two miles — offer additional boating services and storage options.
How much is my home in The Sanctuary worth?
Start with the record, not a formula. An algorithm cannot see a renovated kitchen, a preserve lot or a roof from 2024, and in a neighborhood the size of The Sanctuary those are the things that move a price. This page lists every new The Sanctuary listing and recorded sale as it happens; follow it and the comps come to you. When you are ready for a number, I run the valuation personally against The Sanctuary's actual closings.
How long does it take to sell a home in The Sanctuary?
It depends on the market you list into, not the one you read about. The snapshot on this page tracks The Sanctuary's pace from live MLS activity rather than a static average, and it shifts: a tight-inventory spring and a heavy-inventory fall give different answers. Before setting a price or a timeline, I read The Sanctuary's current pace, how recent sales closed against their list prices, and what your home's competition looks like the week we launch.
What does it cost to sell a home in The Sanctuary?
Fewer lines than most sellers expect, and worth knowing exactly. In The Sanctuary, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, and an association estoppel letter where there is an association. I run the net sheet against The Sanctuary's actual cost structure before you commit to a number, so the proceeds figure is real.
