The Jacksonville Beach Pier reopened in July 2022 after a three-year reconstruction, and no new pier construction, closure, or upgrade dated 2024–2026 has been announced. If a “new pier project” rumor reaches you, it did not reach the record.

St. Augustine’s Grouper Shack planned a second location at 1700 Third St. S. (the former Bearded Pig) for November 2025; Bella Vista A’Mare, sister to Fruit Cove’s Bella Vista, targeted 311 Third Street by end of 2025; and Beachside Seafood — under new ownership by Pearl Hospitality Group — stayed open through renovations adding outdoor seating and a longer bar. Openings past those targets are watch-list items, not confirmed facts.

Real announcements from named developers — but timelines this early move.
Developer Corner Lot bought the historic Casa Marina Hotel and plans to fully restore the 1925 oceanfront landmark while building a new boutique hotel and restaurant directly across the street. The project drew a follow-up development update in June 2025; construction milestones beyond that are not yet verified.

The $4 million plaza renovation was discussed by city leaders in June 2023 — trees, water features, a terraced Seawalk Pavilion, the mayor hoping for “restaurants and cafes opening onto the plaza.” But the related May 2023 referendum to exceed the height limit failed with over 82% opposed, and no dated 2024–2026 source confirms the redesign breaking ground, being scaled back, or being shelved. The city’s own facility page still describes the plaza in its pre-redesign form. Anyone telling you it is “underway” is ahead of the record.

Stories circulating about Oak Steakhouse, Norikawa, One Riverside’s Whole Foods, Riverfront Plaza, and a Four Seasons all refer to urban-core Downtown Jacksonville on the St. Johns River — fifteen miles west — not downtown Jacksonville Beach. The shared word “downtown” fuels the confusion; the projects do not move Jax Beach values.

The most important development fact in Jacksonville Beach is a vote, not a building: in May 2023, more than 82% of voters rejected letting a proposed parking-garage-and-retail building exceed the city’s height limit. That number is the planning constitution of downtown — it is why redevelopment here arrives as restorations (Casa Marina), restaurant churn on Third Street, and plaza landscaping debates rather than towers. When you hear a big downtown Jax Beach project rumor, ask one question first: does it fit under the height limit? If not, history says the voters are the approval board that matters.
