Atlantic Beach is barely three square miles of land, and it still manages to contain a century-old cottage district, a golf-course community born from a famous club’s second act, and some of the best value streets at the beaches — with a million dollars of spread between them. The five-part map — and the price ladder under it
East of Sherry Drive sits Old Atlantic Beach, the original plat, where our feed carries homes built as early as 1916. The canopy streets, the walk to Beaches Town Center, and a century of tight holding produce the city’s marquee prices: the core Atlantic Beach plat medians around $1.25 million in our current data, and the year’s biggest beaches sale, $7.8 million, closed here. Inland of it run the Selva neighborhoods — Selva Marina, Selva Linkside, Selva Norte — the mid-century golf-club fabric, and at their heart the rebuilt Atlantic Beach Country Club community, whose 2015–2019 homes median around $1.8 million today.
West of Mayport Road the same city changes price brackets entirely: Royal Palms, the 1960s–70s workhorse neighborhood, medians around $605,000; Sevilla’s and Section H’s condos and townhomes run from the high $200s; and the Mayport end carries the Navy-adjacent rental economy. Five pockets, one tax bill address — and the ladder from $250,000 to nearly $8 million is the entire story of why "Atlantic Beach median price" is a nearly useless number.
The Selva story: how a famous club became ABCC
The best history at the beaches hides in these streets. Selva Marina Country Club opened in 1958 and earned a real place in golf history — it hosted the first Greater Jacksonville Open in 1965, the tournament that evolved into today’s PLAYERS Championship. By the 2010s the club had faded, and in January 2014 Atlantic Beach Partners bought the property for $4.3 million, announcing roughly $12 million in improvements: a completely rebuilt course — a 6,815-yard, par-71 Erik Larsen design, called the first new course built in Northeast Florida in a decade — a new 12,000-square-foot clubhouse, racquets, a junior-Olympic pool, and 178 homesites built primarily by Toll Brothers and Riverside Homes, with a recreation easement preserving more than 100 acres of green.
The result sold faster than the club planned for: by 2019 the amenities were, in the project engineers’ own words, overwhelmed by demand, and the club has been planning and building expansion ever since. One diligence note I insist on: whether club membership conveys with an ABCC home, and how the member classes and dues actually stack, is governed by the club and HOA documents — I verify that against the governing documents themselves for every ABCC purchase, because secondhand summaries of membership structure are exactly the kind of thing that turns out to be wrong at closing. West of Mayport Road: the honest value story
The streets west of Mayport Road are where Atlantic Beach quietly stays attainable, and they deserve a straight telling rather than a euphemism. Royal Palms is the anchor — a real 1960s–70s neighborhood of block homes on good lots, medianing around $605,000 in our data with entries in the high $200s-to-mid $400s — and the surrounding condo communities (Sevilla from the $240s, Aquatic Gardens, Section H townhomes near $360,000) form the lowest rungs on the whole beaches ladder east of the Intracoastal. Same city, same beach access rights, roughly half the price of the east side.
The Mayport end adds the Navy dimension: Naval Station Mayport is growing as the East Coast littoral-combat-ship base — the USS Beloit arrived in December 2024 as the third new ship in a few months, with the USS Cleveland accepted and expected to follow — and the rental market along the corridor openly courts Navy tenants. Add the long-running, funded revitalization of the old Mayport fishing village at the river, and the north end is the part of Atlantic Beach with genuine trajectory rather than settled character. What the rules protect — and what that costs
Two structural facts shape every Atlantic Beach purchase. First, the rental rulebook: the city enforces a grandfathered 90-day minimum rental period in residential zones, which means the investor churn and vacation-rental turnover that reshape other beach towns are legally locked out of these streets. Second, the flood picture is unusually benign for a beach city — nearly all of the current Atlantic Beach inventory in our feed carries FEMA zone X — a function of the dune line and elevation that quietly saves owners real insurance money versus comparable oceanfront towns.
Both facts feed the same conclusion: Atlantic Beach’s premium is a rules-and-scarcity premium. The city stays the way it is because its code — grandfathered against state preemption — cannot easily change, and the buyers who pay Old Atlantic prices are paying precisely for that stability. The part nobody tells you
Watch the build years inside Selva Marina: our feed spans 1956 to 2027 on the same plat, with new construction asking well above the neighborhood median and above ABCC resale. That is a teardown wave moving through the original club fabric — mid-century houses on big canopy lots being repriced as land — and it is happening one lot at a time, without a developer press release. For sellers of original Selva homes, the buyer pool now includes builders, which changes what "market value" means. For buyers wanting the canopy-street feel at a non-ABCC price, the window is the original stock — and it is measurably closing. This is the kind of shift that never shows up in a city-level median, which is exactly why I price these blocks on their own data.

Ship movements are real and occasionally visible and audible — Mayport is growing as the East Coast littoral-combat-ship base, with new arrivals through 2024–2026. There is no verified public noise-complaint data I would quote, so my honest framing: the north end trades some quiet for value and trajectory, including the funded revitalization of the Mayport fishing village. Buyers sensitive to it should spend time on the block at different hours — which I build into showings there.
Can you Airbnb a house in Atlantic Beach?
Not in residential zones — the city enforces a grandfathered 90-day minimum rental period, and short stays may not even be advertised.
