Townhomes for Sale in Jacksonville Beach, Atlantic Beach & Neptune Beach
39 homes · 2 new this week · updated 7 minutes ago
Townhomes at the Beaches are infill: two- and three-story units on blocks where single cottages once stood, most of them in Jacksonville Beach, with a few in Atlantic Beach and Neptune Beach. They are the way into a walk-to-the-sand address below the price of a detached beach house. The listings below are every townhome for sale in the three towns, live from the MLS.

This market, from the inside
Three things to check before an offer: whether the townhome is fee-simple or legally a condominium (it changes the insurance and the rules), the flood zone, which varies block by block here, and each town’s short-term rental rules, which differ. I pull all three on any address on this page.

Where are the townhomes at the Jacksonville Beaches?
Mostly in Jacksonville Beach, on infill blocks north and south of Beach Boulevard; Atlantic Beach and Neptune Beach have fewer. The map on this page shows every current listing by location.
Can I rent a Beaches townhome short-term?
The rules differ by town and sometimes by the association, so the answer is address by address. The town-by-town rental guide lays out each city’s rules; on any listing here I check the town’s and the HOA’s before you count on rental income.
Is a townhome here fee-simple or a condo?
Some beach townhomes are legally condominiums. That changes the insurance you buy, which Florida statute governs the association, and in taller buildings the state’s inspection and reserve rules. The recorded declaration says which, and the townhome buying guide explains the difference.
Looking for townhomes?
I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
