Between the Southside and the Intracoastal sits a necklace of gated country club communities that most relocation searches never sort out properly, because the names blur together online. On the ground they could not be more different. I toured a couple here recently with a budget between $700,000 and $1,400,000, golf clubs in the trunk, boat question open. Here is that day.

Coffee near St. Johns Town Center, then Deerwood
We meet near the Town Center because every community on this tour is within fifteen minutes of it, which is half the pitch. First through the gates: Deerwood, the original. Golf, guarded entries, and estate lots with a supply of homes inside our band, several with pools.
Deerwood rewards buyers who look past dated kitchens to lot value. The land under these homes is the asset.

Deercreek, the quieter sister
Deercreek shares the golf and gates formula at often friendlier pricing. It is the community I show buyers who loved the Deerwood feel but flinched at a particular listing price.
One honest note from my own search data: these community names attract national search noise, so the online market for them looks stranger than the real one. On the ground the value is straightforward.

JGCC is the family club of this tour: an Arvida built community around its course, with a strong internal social calendar and homes that turn over quickly when priced right. My buyers regularly circle homes here before we ever meet, and the community earns it in person.
The tour point at JGCC is the difference between course lots, lake lots, and interior streets, which the listing photos never quite convey.

Queens Harbour, where the boats change everything
Queens Harbour ends the main tour because it adds the variable no other stop has: a freshwater yacht basin with lock access to the Intracoastal. Golf plus gates plus a dock behind the house is a combination that exists almost nowhere else in the region at this price.
Search note: you will see it spelled Harbour and Harbor online. Same place. My site handles both.

Two comparisons frame this corridor. Pablo Creek Reserve is the step up, the most exclusive gate in the city, with a median asking price above three million that shows what the ladder looks like. Seeing the ceiling and the coastal alternative makes the middle of this market much easier to price with confidence.
