Which Intracoastal West communities have CDD fees?
The newer master plans do: Tamaya and Seven Pines carry community development district assessments on the tax bill. The gated clubs built in the 1990s and 2000s (Glen Kernan, Jacksonville Golf & Country Club, Pablo Creek Reserve, Queens Harbour) carry HOA and, where applicable, club dues instead. The Jacksonville CDD page lists the districts; the tax history on every listing shows the actual bill.
Is Intracoastal West in a flood zone?
Mostly not: 349 of the 373 homes for sale today map to FEMA Zone X. The Intracoastal frontage and the marsh edges carry high-risk zones and the earliest evacuation letters, which is the trade-off for the water views in Queens Harbour, Pablo Bay and Isle of Palms.
