Living Here
What It's Like to Live in Colonial Manor
Life in Colonial Manor puts you within about two miles of some of Jacksonville's most celebrated dining — Matthew's Restaurant in San Marco has anchored the neighborhood's fine-dining scene for over two decades, and Restaurant Orsay's French bistro is roughly a ten-minute drive into Avondale. Downtown Jacksonville's entertainment corridor — EverBank Stadium, Daily's Place amphitheater, and 121 Financial Ballpark — is all within about three miles, making it easy to catch a Jaguars game or a concert on a weeknight. Treaty Oak Park, with its 250-plus-year-old riverside landmark, is about two miles away for a quieter afternoon, and the First Coast beaches at Neptune Beach and Atlantic Beach are roughly a 25-minute drive when you want sand and surf.
The Homes
Colonial Manor Homes & Architecture
Homes in Colonial Manor are exclusively single-family, built between the mid-1930s and the late 1970s, with Ranch and Mid-Century Modern as the two most common architectural styles — a combination that gives the street a cohesive, unhurried character that newer subdivisions can't replicate. Living areas typically run from roughly 2,300 to 3,250 square feet, and most homes offer three or four bedrooms with two to four bathrooms. Lots are notably generous for an in-town neighborhood, ranging from about a third of an acre to close to a full acre, and the mature canopy over those lots is one of the first things buyers notice on a first tour. Inside, layouts often feature primary suites on the main floor, split-bedroom plans, kitchen islands, walk-in closets, and guest suites — thoughtful floor plans that have been updated over the decades while preserving original character. About half of recent listings have included private pools, and roughly a quarter have had waterfront positioning.
Location
Colonial Manor Location & Commute
Colonial Manor sits in Jacksonville's 32207 corridor, placing it almost squarely between downtown Jacksonville and the southside business district — both are roughly ten to fifteen minutes by car in normal traffic. Baptist Medical Center Jacksonville and Ascension St. Vincent's Riverside are each within about two miles, which is a detail buyers weighing proximity to major medical facilities often mention to me. Jacksonville International Airport is about 15 miles north, a manageable drive in either direction. The First Coast beaches — Neptune Beach, Atlantic Beach, and Jacksonville Beach — are all in the 15- to 16-mile range, putting a weekend at the shore easily within reach.

Questions
Frequently Asked Questions about Colonial Manor
Do homes in Colonial Manor have HOA fees?
Based on what I've seen in this neighborhood, Colonial Manor does not have a mandatory homeowners association, so there are no HOA fees to factor into your monthly costs. That said, it's always worth confirming the absence of any deed restrictions or voluntary association dues on a specific property before closing — your title search will clarify that.
How far is Colonial Manor from the nearest major hospital?
You're very close to two major medical centers from Colonial Manor. Baptist Medical Center Jacksonville — which includes Wolfson Children's Hospital and a Level I trauma center — is about two miles away, and Ascension St. Vincent's Riverside is roughly two miles in the other direction. UF Health Jacksonville, an academic medical center and Level I trauma center, is about five miles out.
What are the homes like in Colonial Manor — are they updated or mostly original?
The neighborhood's housing stock spans the 1930s through the 1970s, so you'll find a real range — some homes have been carefully restored with updated kitchens, bathrooms, and mechanical systems while keeping original hardwood floors and period details, while others are waiting for a buyer who wants to put their own stamp on them. Lots run from about a third of an acre to nearly a full acre, which is unusually generous for an in-town Jacksonville neighborhood, and the mature tree canopy over those lots is something you simply can't replicate in newer construction.
