The Neighborhood
About Bartram Park, Jacksonville
The Bartram Park corridor along Old St. Augustine Road and I-95 in south Jacksonville — Bartram Park Preserve, Bartram Springs, Sumerlin, Verano, Greenbrier, Arrowood and their neighbors — where new construction and resale sit side by side, with Durbin Park's shops and the St. Johns County line minutes south.
The Homes
Homes and Fees in Bartram Park
Single-family homes in Bartram Park Preserve and Bartram Springs from the 2000s and 2010s on small lots (the area’s median lot is about a tenth of an acre), with the newer builds at Bartram Meadows, and a large tier of townhomes and condos from the mid-2000s. Every parcel carries an HOA, and much of the corridor sits inside community development districts that financed the roads, ponds and amenity centers; the CDD appears as a separate line on the tax bill, which is why Bartram’s effective tax rate on current listings (about 1.55% of asking) runs above Mandarin’s. The Jacksonville CDD page lists the districts; on any specific home I pull the parcel’s bill. Just north on US-1 in 32256, EverRange and Wells Creek are the new-construction tier of the same corridor.
Location
Location and Commute
I-95 at Bartram Park Boulevard and at Old St. Augustine Road puts downtown Jacksonville about twenty minutes north and St. Augustine about thirty-five minutes south; the Southside employers and the Town Center are fifteen to twenty-five minutes by I-95 and J. Turner Butler; the beaches are about forty. Race Track Road crosses into St. Johns County to Durbin Park, which is where Bartram Park does most of its shopping (the Pavilion, the Whole Foods at The Berkeley); the US-1 corridor carries the rest. Bartram Springs Elementary is inside the area.

Questions
Frequently Asked Questions about Bartram Park
Does Bartram Park have a CDD?
Much of it does. Community development districts financed the infrastructure of the 2000s communities here, and the assessment runs as a separate line on the tax bill for twenty to thirty years from issue, then drops to the maintenance portion. The amount varies by village and by lot; the Jacksonville CDD page lists the districts, and the tax history on each listing on this site shows the actual bill.
Is Bartram Park in a flood zone?
Almost none of it: 90 of the 91 homes for sale today map to FEMA Zone X. The ponds that give many lots their water view are stormwater features, not flood hazard. Every listing shows its own zone in the Reality Check section.
Bartram Park or Mandarin?
Bartram Park is the newer, smaller-lot, HOA-and-CDD side of south Jacksonville; Mandarin is the older, larger-lot, mostly no-HOA side with the river. Bartram’s price per square foot runs higher and its median price lower because so much of it is attached; Mandarin’s monthly cost is lower once fees are counted. Both are Duval schools and the same county tax rate. The comparison page carries the live numbers.
