The part nobody tells you

The best neighborhood in Jacksonville is decided by the county line more often than by this list. Functionally identical homes on either side of the Duval/St. Johns line price differently because the school assignment differs — some buyers rationally pay that premium, others rationally bank it and pick from the Duval pockets on this list. Making that call consciously is worth more than any ranking.

What is the nicest area of Jacksonville?

“Nicest” splits by what you mean: the manicured answer is the gated Southside corridor (Deerwood, Pablo Creek Reserve, Glen Kernan); the character answer is the historic river neighborhoods; the newest-everything answer is eTown and Seven Pines.
