Question 1

What are the HOA fees like in Beachwalk, and are there CDD fees?

Accepted Answer

HOA fees in Beachwalk vary significantly depending on which sub-neighborhood you're in — quarterly assessments are the most common structure, and fees can range from quite modest to over $1,600 per quarter in sections with additional amenity access or maintenance coverage. Beachwalk homes also carry a development-district assessment — the community sits inside the Twin Creeks development district — that funded its infrastructure, billed on the county tax bill separate from HOA dues and varying by home and by any prior bond prepayment. Buyers should review both figures carefully for any specific property, as the combined monthly cost can vary substantially across the community.

Question 2

What is the 14-acre crystal lagoon at Beachwalk, and is it accessible to all residents?

Accepted Answer

The crystal lagoon is Beachwalk's signature amenity — a 14-acre, beach-entry lagoon with white-sand shores, a swim-up bar, kayak and paddleboard rentals, and a splash pad. Access to the lagoon typically requires a membership or initiation fee in addition to HOA dues, and some sellers have offered to cover that initiation fee as part of negotiation. Buyers should confirm lagoon access terms for their specific sub-neighborhood, as direct lagoon-access communities like Atlantica Isles operate under slightly different arrangements than the broader Beachwalk community.

Question 3

How far is Beachwalk from the beach and from downtown Jacksonville?

Accepted Answer

Mickler's Landing Beach is about 10 miles east, and Ponte Vedra Beach is roughly 13 miles — both are a reasonable drive for a spontaneous afternoon at the Atlantic. Jacksonville's Southside business district is generally accessible in about 20 to 30 minutes depending on traffic, and I-95 access near CR-210 makes the commute straightforward for most workday schedules.

Question 4

How much is my home in Beachwalk worth?

Accepted Answer

Worth what the next Beachwalk buyer will pay, which the last few Beachwalk closings predict better than any website estimate. Over the two years to September 2026, 26 Beachwalk homes closed through the MLS at a median of $527,500. This site publishes no automated value on purpose; the listings and recorded sales on this page are the raw material instead, updated as the MLS updates. When you want it turned into a number for your home, I do that personally against the actual sales.

Question 5

What does it cost to sell a home in Beachwalk?

Accepted Answer

The list is short; the net is what matters. In Beachwalk, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, the association's estoppel letter, and the community development district line, which is prorated at closing and disclosed to your buyer; handled correctly it is paperwork, handled late it stalls a contract. I run the net sheet against Beachwalk's actual cost structure before you commit to a number, so the proceeds figure is real.

Question 6

How long does it take to sell a home in Beachwalk?

Accepted Answer

Faster than the county average when the price matches the comps, slower when it does not, and Beachwalk is no exception. The 26 Beachwalk sales recorded over the two years to September 2026 spent a median of 81 days on the market. The live snapshot on this page shows the current pace; the homes for sale below are the competition. I read both the week we launch and set the price and the timeline from them.
