Question 1

What are the HOA fees like in Shearwater?

Accepted Answer

HOA fees in Shearwater are assessed annually and can range from relatively modest amounts up to roughly $900 per year depending on the specific parcel and any sub-association within the community. On top of HOA dues, Shearwater carries a CDD assessment through the Trout Creek Community Development District — roughly $2,300 to $2,900 a year per the district's FY 2025–26 adopted budget, billed on the county tax bill, with the exact amount varying by lot and by whether a prior owner prepaid the bond portion. Request the full fee disclosure for a specific address before making an offer; I pull the exact CDD line for every Shearwater home my buyers consider.

Question 2

Is new construction still available in Shearwater?

Accepted Answer

Yes, new construction is still active in Shearwater, with homes by builders like Lennar completing into 2026. Recent new-build listings have featured four bedrooms, gourmet kitchens with quartz countertops and gas ranges, and ceramic wood-look tile throughout the main living areas. If you want a home with current finishes and no waiting on prior owners, this is one of the few established master-planned communities in St. Johns County where you can still buy a brand-new home.

Question 3

How far is Shearwater from the beach?

Accepted Answer

Mickler's Landing Beach is the closest public beach access point at about 17 miles, with Vilano Beach and Ponte Vedra Beach each roughly 18 to 19 miles away. In normal traffic, that translates to somewhere around 25 to 35 minutes depending on your route and the time of day — close enough for a regular outing, though Shearwater is clearly an inland community rather than a coastal one.

Question 4

How much is my home in Shearwater worth?

Accepted Answer

Start with the record, not a formula. An algorithm cannot see a renovated kitchen, a preserve lot or a roof from 2024, and in a neighborhood the size of Shearwater those are the things that move a price. This page lists every new Shearwater listing and recorded sale as it happens; follow it and the comps come to you. When you are ready for a number, I run the valuation personally against Shearwater's actual closings.

Question 5

What does it cost to sell a home in Shearwater?

Accepted Answer

A few lines beyond the obvious ones. In Shearwater, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, the association's estoppel letter, and, where the home carries one, the community development district line, prorated at closing and disclosed to your buyer; handled correctly it is paperwork, handled late it stalls a contract. The same sale price nets differently with concessions, timing and positioning, so I run the full seller's net sheet for your home before you commit to a number.

Question 6

How long does it take to sell a home in Shearwater?

Accepted Answer

Two numbers answer it: the neighborhood's median and your home's position against the homes for sale the week you list. The first is on this page and changes with the season; the second decides whether you beat the median or trail it. Pricing against Shearwater's live competition, not last year's average, is most of the work.
