How They Compare

Beachwalk or Shearwater?

Beachwalk and Shearwater are both master-planned communities on the CR-210 corridor in St. Johns County, minutes apart, both carrying Community Development District assessments and both currently reporting Beachside High as the assigned school — which is why they get cross-shopped. The defining difference is amenity identity and construction status. Beachwalk is built around its 14-acre Crystal Lagoon — the turquoise man-made lagoon with a beach, kayaking, and swim-up bar — and several of its sections are gated; its current listings are resale, generally from the high $200s to around $1 million. Shearwater sits just up the corridor, is not gated, and is still actively building new construction at a similar range, from the high $200s to about $1.1 million.

Shearwater’s own amenity core is the counterweight — the Kayak Club, a resort lagoon and lazy river, and the Trout Creek trail network — and it’s the pick for buyers who want new construction and a wooded-creek setting. Beachwalk trades that for the lagoon lifestyle and gated sections in a more built-out community. Both feed Beachside High today, but verify the exact zoning for any specific address. Buyers usually decide between the lagoon-and-gated, resale character of Beachwalk and the new-construction, creek-amenity character of Shearwater.
