The south end: Matanzas Inlet and its fort
Crescent Beach and Summer Haven, at the south end of Anastasia Island, sit closest to the oldest story on this stretch of coast. In the fall of 1565, Spanish forces under Pedro Menéndez de Avilés killed shipwrecked French soldiers at the inlet twice, two weeks apart: 111 men the first time and 134 on October 12, after Jean Ribault surrendered. The National Park Service records that the inlet took its name from those killings. Matanzas is Spanish for “slaughters.”
The fort came about 175 years later. With the British a threat to St. Augustine, the Spanish began a coquina tower at the inlet in the fall of 1740 and had it finished by 1742, according to the Park Service. It still stands, and getting there is part of a day at the beach: the national parks guide has the free ferry and when it runs, and the shark-teeth guide has what you can and can’t take home from the monument’s beach.
Who else uses this beach
Sea turtles, May 1 to October 31
Loggerheads, greens and a few leatherbacks nest from Amelia Island to Matanzas. Fill holes, take your gear home at night and keep lights off the sand.
Nests and rules, town by town →Right whales, mid-November to mid-April
This coast is their calving ground. In March 2026 a mother and calf were seen about a quarter mile off Crescent Beach. Federal law keeps every vessel, surfboard, kayak and paddleboard 500 yards away.
Whales, dolphins and manatees, month by month →Dolphins, all year
Bottlenose dolphins work the surf, the inlets and the Intracoastal. Feeding or harassing them is illegal under the Marine Mammal Protection Act; NOAA asks for 50 yards.
Where to see them, and the rules →Shells and shark teeth
Empty shells and fossil shark teeth are yours on the open beaches. State parks allow them below the dunes; Fort Matanzas allows neither.

Closed sales from the realMLS IDX feed; years with fewer than three sales are omitted. Medians, not estimates of any one home. "Of asking" is the median sold price as a share of the final list price. † A partial year in the feed: it carries only some of that year’s sales, so the median rests on fewer homes and the percent change above starts at the first full year.
This market, from the inside
Before an offer on a beach condo I pull the association’s milestone inspection and reserve study and the building’s insurance structure. On a house, the flood zone and the dune and seawall situation on that stretch of sand.
Frequently asked questions
Is Vilano Beach part of the St. Augustine oceanfront?
Yes. Vilano Beach sits north of the St. Augustine Inlet and carries a St. Augustine mailing address (ZIP 32084), so its oceanfront listings are included here alongside Anastasia Island.
Are Crescent Beach and Summer Haven included?
Yes. Both are on the south end of Anastasia Island with St. Augustine addresses in ZIP 32080, the same ZIP as St. Augustine Beach. Listings there appear above when they report ocean frontage.
Why are there more condos than houses?
Most of the St. Augustine dune line is built out with condo and townhome buildings; oceanfront single-family houses come up a few at a time. A condo puts the wind and flood exposure on the association, so its reserves and inspection status are the first things to read.
