How does Nocatee luxury compare with Ponte Vedra Beach?
Ten minutes apart and a different market. Ponte Vedra Beach luxury starts higher and is priced on the ocean, the clubs and scarcity; Nocatee’s tier is priced on lot, water frontage and newer construction inside a master plan with an amenity system already built. Yes. The Tolomato CDD assessment rides the tax bill in every village regardless of price, and the amount depends on the lot and the bond series, not the home’s value.
