Roughly 2,000 homes behind a staffed gate inside Nocatee, with the largest amenity center of the six: the ≈38,000 sq ft Anastasia Club, the only one with an indoor heated lap pool, plus a ballroom, café, and six tennis and eight pickleball courts. It’s also the only Del Webb here offering carriage homes and elevator condos alongside single-family — the widest price spread on this page — with mature oaks the newer communities are decades from matching. In the MLS it appears under both “Riverwood by Del Webb” and its marketing name, “Del Webb Ponte Vedra” — same community.

Del Webb Saint Johns

The newest one — and the first new Del Webb in St. Johns County since the Nocatee pair. Ground was broken off Greenbriar Road after PulteGroup closed on the land in October 2023; sales opened in early 2025, and the first homes began closing in 2026 while the amenity campus goes up: a roughly 19,000 sq ft clubhouse with resort pool and spa, bar and grill, pickleball and bocce, a putting green and golf simulator, plus on-site RV and boat storage. Up to 761 homes are planned on about 581 acres. Because the builder sells direct, resale inventory will stay scarce for the first few years — the alert on this page is how you catch the early ones.

Do Del Webb communities have CDD fees?

Several sit inside master plans that carry community-development or stewardship-district assessments — a separate line on the county tax bill, never part of HOA dues. Both Nocatee communities are in the Tolomato CDD, and the amount varies home by home because the bond portion can be prepaid. Is "Riverwoods" in Jacksonville a Del Webb community? What about Sweetwater Creek?

No — and these name twins catch searchers constantly. Riverwoods (plural) is an unrelated 1980s neighborhood in Jacksonville’s 32225, not Riverwood by Del Webb in Nocatee. Sweetwater Creek, Sweetwater Creek South, and the Tides condos at Sweetwater are ordinary Jacksonville neighborhoods with no connection to Sweetwater by Del Webb. None of the look-alikes is age-restricted. If a listing’s price seems too good for the Del Webb name on it, check the subdivision field first.

Riverwood or Del Webb Nocatee — which should I choose?

Same location, different eras. Riverwood offers scale — the biggest clubhouse (with the indoor pool), condos and carriage homes as lower-cost entries, and mature landscaping. Del Webb Nocatee offers newer construction (2019–2023), current floor plans, and the Canopy Club’s tavern.
