Why the badge carries weight

Del Webb — Pulte’s active-adult brand — is the largest builder of 55+ communities in the country, the company that invented the category with Sun City in 1960. The formula travels: a big amenity center, a full-time lifestyle director, pickleball and clubs, and single-story floor plans refined across hundreds of communities. That consistency is why the brand holds resale demand — buyers relocating from a Del Webb elsewhere often search for the badge before they search a city. The honest caveat: the badge isn’t the only way to get the product. Pulte builds the same homes without it — more on that below — and the five communities here differ from each other more than the marketing suggests.

The five, one by one

The original — and still the biggest. Roughly 2,000 homes behind a staffed gate inside Nocatee, with the largest amenity center of the five: the ≈38,000 sq ft Anastasia Club, the only one with an indoor heated lap pool, plus a ballroom, café, and six tennis and eight pickleball courts. It’s also the only Del Webb here offering carriage homes and elevator condos alongside single-family — the widest price spread on this page — with mature oaks the newer communities are decades from matching. In the MLS it appears under both “Riverwood by Del Webb” and its marketing name, “Del Webb Ponte Vedra” — same community.

The newer of the two Nocatee Del Webbs: 845 homes built 2019–2023, so the whole community is recent-vintage Pulte plans — Stardom, Stellar, Mystique — on preserve and lake lots. The 20,000+ sq ft Canopy Club carries a full-time lifestyle director and the community’s own tavern and grill with private wine lockers, and Nocatee Town Center is a golf-cart ride away. Del Webb Wildlight

The only Del Webb in Northeast Florida where you can still pick a homesite and build. Set inside the Wildlight master plan in Nassau County, 15–20 minutes from Fernandina Beach and Amelia Island, with the new 16,000 sq ft Horizon Club — resort and lap pools, movement studios, a demonstration kitchen, pickleball, and 10+ miles of trails. Nassau pricing runs noticeably below comparable new builds in St. Johns County, which makes this the value play among the new-construction options.

The intimate one — just 346 single-family homes inside Jacksonville’s eTown master plan, and the builder has sold out, so it’s a young resale market of nearly-new homes. If you want Del Webb’s formula at a scale where you actually learn your neighbors’ names — inside Jacksonville proper, near everything on the 9B corridor — this is that option.

The one most brand searches miss — Jacksonville’s original Del Webb, a gated 315-acre community of roughly 997 residences on the Southside, built 2005–2016. Like Riverwood it spans single-family, carriage homes, and elevator condos, with Summerland Hall carrying both indoor and outdoor pools, fitness, tennis, and pickleball. It’s consistently the most accessible entry point to the brand in the region — condos and carriage homes here regularly list below anything in the St. Johns County communities.
