Nocatee Town Center: what is there, what is coming, and the homes a walk away.

Most master plans promise a town center and deliver a strip of retail. Nocatee built one that people drive in for. I’m Krista Fracke, and I show the villages around it every week, so this is the plain version: what is on the ground today, what is announced, and which streets are close enough that the walk is real.

What Town Center actually is

Nocatee Town Center is the commercial and amenity core of the master plan, laid out along Marketside Avenue off Nocatee Parkway. Three things share the ground: a retail and dining district, the Town Center Publix that anchors it, and the amenity campus the whole community pays for through the Tolomato CDD, with the Splash Park and Spray Park at its center. The paved Greenway trail system threads the villages into it, which is why golf carts are part of the traffic here.

It is also the only part of Nocatee that is genuinely walkable. Everywhere else in the plan, life runs on the parkway. In the six villages built around Town Center, a coffee, a grocery run and the water park are on foot or by cart. That distinction is what the Town Center villages are priced on.

Eating and shopping today

Chophouse at Nocatee is the Town Center’s upscale anchor, with steaks, seafood and the area’s only rooftop bar. Treylor Park brings its playful Southern menu and a large outdoor space to Marketside Avenue. South Kitchen + Spirits, from the team behind the Avondale original, does Southern classics and the neighborhood’s strongest brunch on Pine Lake Drive. Around them sit the taprooms, coffee and quick-service places that fill in a district.

Groceries are the Town Center Publix on Marketside Avenue, the region’s largest with GreenWise integration, and the newer Publix with Publix Liquors at Marketplace at Nocatee on the Crosswater side, which opened in November 2025. What is coming

Marketplace at Nocatee, the Publix-anchored center on the Crosswater side, is filling in on a published schedule: SoFresh in late summer 2026, Daily’s in 2026, BODYBAR Pilates in fall 2026. The developer’s July 2026 update puts The Hub at Nocatee, a dining and entertainment marketplace at that center, on a 2028 timeline. It is announced, not under construction, and timelines that far out move. The villages a walk away

Six villages sit around the Town Center core. Addison Park, Daniel Park, Enclave, Siena and Lakeside are the compact ones: townhomes, cottages and smaller single-family plans, most of them within a few blocks of Marketside Avenue. West End at Town Center is the largest, with the most inventory and its own page. The homes shown on this page are the live listings across all six.

The trade the Town Center villages make is space for proximity. Lots are smaller than in Twenty Mile or Coastal Oaks, many of the homes are attached, and the HOA carries more of the exterior in the townhome enclaves. The amenities, and who they are for

The Splash Park, the Spray Park and the community pools are resident amenities, funded by the CDD assessment every Nocatee household pays. They are not open to the public. The Nocatee Preserve, 2,400 acres on the Tolomato River with more than three miles of trail, and the Greenway trails are county-managed and open to everyone. Every place worth living in has them. These are the ones I make sure my own buyers weigh before they commit — not after.

Announced is not built

The Hub at Nocatee and the later Marketplace tenants are on developer timelines, and developer timelines slip. Buy the Town Center that exists today; treat the 2028 pieces as upside.

The walk is a Town Center-village fact

A Nocatee address is not a walkable address. Only the six villages around the core deliver it; from Twenty Mile, Crosswater or Del Webb, Town Center is a drive or a cart ride.

Smaller lots, attached homes

The proximity is paid for in lot size. Buyers who want a yard and a three-car garage usually end up in the outer villages and drive in.

Two monthly lines, not one

The townhome enclaves carry a village HOA that covers exterior maintenance on top of the CDD assessment. Both are on every listing here, and I confirm the exact figures per home.

The part nobody tells you

The Town Center villages are the smallest, most-trafficked pages in Nocatee and the fastest to turn over: a townhome here sells to someone who already lives in the plan more often than to a newcomer. When a buyer tells me they want Town Center, I ask which two blocks, because the walk to Marketside Avenue from Lakeside and from the far end of West End is not the same walk, and the price knows it.

No. The rumor circulates every few months. Harris Teeter’s one confirmed new Florida store is in East Arlington in Jacksonville, about twenty-five minutes away.
