Sabal Crest Academy opened for the 2026–27 school year

The county’s newest K-8 campus, just south of Seabrook Village, opened in August 2026 serving grades K-7 (roughly 800+ students in year one) and adds 8th grade in 2027–28. A county-wide rezoning accompanied it — if attendance zones matter to your search, verify any specific address with the district.

The rumor check

Things buyers repeat that the record doesn’t support. Knowing what’s NOT true is worth as much as the rest of this page.

Harris Teeter is NOT coming to Nocatee

The rumor keeps circulating; the record says otherwise. Harris Teeter has confirmed exactly one new Florida store — at Atlantic North on Atlantic Blvd in East Arlington, under construction with an early-2027 opening — roughly 25 minutes from Nocatee. Three “Harris Teeter-size” grocery sites are in St. Johns County review (SR-16 & Inman Rd, CR-210 & Veterans Pkwy, SilverLeaf Pkwy & CR-16A), but the operator is unannounced on all three, none is in Nocatee, and Kroger was reported in July 2026 to have scrapped further Florida expansion.

The part nobody tells you

Nocatee is entering build-out — Seabrook Village is the final new neighborhood. That changes the math on new development: from here on, the news is mostly retail and amenities filling in around a finished master plan, not new home phases. It also means resale becomes the main way in, which quietly supports the homes that already exist.

This is the work I do every week. I track this pipeline because it changes which street I’d put you on. Ask me what’s coming near any home you’re considering.
