The shape of the place
Nocatee is not a neighborhood — it is a small town of villages strung along its own parkway, each with its own builder era, price band, HOA, and personality. Established villages like Coastal Oaks and Twenty Mile trade as resale; the newer phases still deliver builder inventory. Everything shares the same spine: the Splash and Spray water parks, the Greenway trail system, Crosswater Hall’s calendar, and the golf-cart lanes that function as the community’s second road network.
The address wrinkle: Nocatee’s mailing city is Ponte Vedra, and the community straddles the St. Johns/Duval line — most of it in St. Johns County, a northern slice in Duval. Which side of that line a village sits on changes the school assignment and the tax picture, and buyers routinely discover this later than they should.
What daily life runs on
The amenity engine is funded by the Tolomato CDD assessment — a separate line on every resident’s tax bill — not by village HOA dues. That structure is why a modest-HOA village still gets full water-park access, and it is the single most misunderstood number in Nocatee shopping. The community events are real and constant: farmers markets, food-truck nights, holiday programming. Publix, dining, and daily errands sit inside the community at Nocatee Town Center; bigger-box retail means a drive to the CR-210 corridor or the St. Johns Town Center.

The CDD is real money, forever-ish
Every Nocatee home pays the Tolomato CDD assessment on top of taxes and HOA — it funds the amenities everyone moves here for, but it is a genuine line item that out-of-state buyers routinely fail to budget. It varies village by village and home by home; I put the exact figure on the table for any home my buyers consider.
Parkway-hour traffic
Nocatee Parkway moves well, but the pinch points are the school-run and commute windows at the Valley Ridge and Crosswater junctions, and the US-1/CR-210 connections beyond. A beach run midday is easy; the 7:45am outbound is a different community.
It is a machine, and the machine has rules
Architectural review, HOA standards, event crowds, and the general HOA-managed texture of a master-planned community are features to some buyers and friction to others. If you want acreage autonomy or an old-Florida street with no covenants, Nocatee will fight you.
New-phase construction life
Buying in an actively building village means construction traffic, dust, and a streetscape that finishes years after you close. Established villages trade that for older homes at resale pricing.
The part nobody tells you
The villages are priced like one market and they are not. Two similar floor plans in different villages can carry meaningfully different all-in monthly costs once each village’s HOA and each home’s CDD line are added — and resale behavior differs village by village too. Shopping Nocatee by list price alone is how buyers end up surprised; shopping it by all-in monthly cost is how they end up happy.

Is Nocatee a good place to live?
If you want a master-planned community with a genuine amenity engine, resort-grade water parks, trail connectivity, and a constant events calendar — it is one of the best executions of that model in the country, which is why it sells at national-top-ten pace. If you want acreage, no covenants, or old-Florida character, it is the wrong tool. The honest test is the CDD-and-covenants tradeoff: you are buying into a system, and the system is excellent at being a system.
What does it cost to live in Nocatee beyond the mortgage?
Three stacked lines: property taxes at your purchase price, the Tolomato CDD assessment (varies by village and home), and your village HOA. The live median asking price on this page tells you where the market sits today; the other lines get pulled per home — I do that math on every home my buyers shortlist, because it moves the decision more often than the list price does.
Which Nocatee village should I look at first?
Budget decides more than preference: villages cluster into distinct price bands, and within a band the real differences are HOA scope, lot character, home age, and which county line the village sits on. Tell me the budget and I can name the two or three villages actually worth touring rather than sending you through all of them.
Do you have to live in Nocatee to use the water parks?
Amenity access belongs to Nocatee residents — it is funded by the CDD assessment every residence pays. Guests attend with residents. That closed loop is a real part of why the amenities stay good.
