The first speculative building opened in March 2026, with roughly 1.6M sq ft across 12 buildings planned at build-out. Local jobs inside the master plan are the quiet part of the value story.

Foxtail Coffee (May 2025) and Bohemian Bull (April 2025) are open, HCA Florida Yulee Emergency is open with expansion plans, and a Community First Credit Union branch has been under construction since January 2026.

The next-phase subdivision work was advancing in July 2026 county filings, following the June 2025 announcement of roughly 1,000 additional homes; reporting puts the community’s build-out around 4,000 homes.

“A UF Health hospital is coming to Wildlight” — not what the record shows

The “hospital” label traces to a chamber directory; the actual UF Health facility at Wildlight is an outpatient medical office with urgent care and rehab — not a bed hospital, and no hospital construction could be verified. Likewise, no new public school beyond the existing elementary is funded or under construction despite the reserved sites.

The part nobody tells you

Five future school sites are reserved in Wildlight’s plan — three elementary, one middle, one high — but as of this check none is funded or under construction. Sales conversations sometimes blur “site reserved” into “school coming.” The one school that exists is real and open; the rest is a land plan. Price your timeline accordingly.
