Nassau County is a barrier island, a marsh and a mainland, and its flood map follows that order: the oceanfront, the Amelia River harbor and the marsh edges read high-risk, the island’s spine and the Yulee and Callahan mainland read Zone X. I’m Krista Fracke, and rather than say the island floods and the mainland does not, I can show you the FEMA zone and the county evacuation zone of every home currently for sale in Nassau County, area by area, from the same hazard data this site stamps on each listing.

Why the ground reads the way it does
Nassau County is thirteen miles of Atlantic beach on Amelia Island, the salt marsh and the Amelia, Nassau and St. Marys rivers behind it, and a mainland that rises slowly west to the Georgia line. FEMA maps the high-risk band where tidal water reaches: the oceanfront and the dune line from Fort Clinch to American Beach, the harbor and the downtown Fernandina waterfront, the marsh edges of the island’s west side and the Chester Road and Nassau River streets of Yulee, and Lofton Creek. Behind that band the island’s ridge, where the historic district and most of the neighborhoods sit, reads Zone X, and so does nearly all of Wildlight, Tributary and the western county, which were engineered around stormwater ponds or sit on higher ground. The table above is that geography in today’s numbers.
The storms that have mattered here were offshore. Matthew in October 2016 took the dunes and the beach walkovers off much of Amelia Island and flooded the downtown waterfront; Irma in 2017 flooded the harbor and the low island streets again. Neither made landfall: this coast has recorded one direct hurricane landfall since 1851. The island carries the county’s earliest evacuation letters and the surge exposure; the Yulee mainland sits in the later alphabet, and its storm story is wind, rain, trees and power. The part nobody tells you
Florida does not require a seller to disclose that a home has flooded, and on a barrier island Zone X is a map designation, not an elevation certificate. On the oceanfront, the harbor and the marsh edge the questions are the dune line and the 2016 erosion, the elevation certificate, the surge letter and the insurer’s view of the street, and a high-risk zone is often a fine purchase with an honest quote in the monthly math. On the mainland Zone X is nearly universal and the homes that take water are the ones at the bottom of a subdivision’s drainage or beside a creek that the map draws narrowly. I read the survey, I ask about October 2016, and on the island I look at where the dune stood that month.

Which parts of Nassau County are in a flood zone?
The ones that touch tidal water: the Amelia Island oceanfront and dune line, the Fernandina Beach harbor and downtown waterfront, the marsh edges on the island’s west side, the Chester Road and Nassau River streets of Yulee, and Lofton Creek. The island’s ridge, where the historic district and most neighborhoods sit, and nearly all of Wildlight, Tributary and the western county read Zone X on current listings.
Does Amelia Island flood? Does Fernandina Beach?
The island’s edges do and its spine mostly does not. On the day this page was built, 85 of 92 homes for sale in the Fernandina Beach MLS areas mapped to Zone X, because the historic district and the neighborhoods behind the dune sit on the island’s higher ground. The oceanfront, the harbor and the marsh carry AE and VE zones and the earliest evacuation letters, and the 2016 and 2017 storms flooded exactly those streets.
Does Yulee flood?
Mostly not: 201 of the 240 homes for sale in ZIP 32097 on the day this page was built mapped to Zone X. The exceptions are the Nassau River and Lofton Creek frontage and the marsh edge toward Chester Road, which is also where the waterfront homes are. The Yulee hub and the living guide carry the live mix.
Do I need flood insurance in Nassau County?
A lender requires it only in the high-risk zones (A, AE, AO, VE), which here means the beach, the harbor, the marsh edges and the river and creek frontage. In Zone X it is optional and I still raise it on the island: Zone X premiums are typically the lowest a homeowner can buy, and barrier-island maps get redrawn. Knowing the zone before you offer is the part that is not optional.
How accurate is the flood zone on each listing?
Each listing’s zone is computed from FEMA’s national flood-hazard layer against the home’s coordinates, the same source lenders and insurers start from. A survey elevation certificate can refine an individual property’s status, and a letter of map amendment can remove a home from a high-risk zone. On any oceanfront, harbor or marsh home I pull the certificate before anything else.
