Yulee is where Nassau County grows. ZIP 32097 runs from the I-95 and A1A interchange east to the Amelia Island bridge and north along US-17 to the Nassau River, and on this site’s feed today it holds about 240 homes for sale, 108 of them built since 2024. I’m Krista Fracke, and this is the page I would want a mainland buyer to read before a first tour: what each part of Yulee is, which bill each community carries, where the water is, and who the mainland fits.

What Yulee is, in the numbers
On the feed as of September 30, 2026: about 240 homes for sale in ZIP 32097 at a $399,900 median, a median build year of 2023, 49 attached (townhomes and villas), 25 in the 55+ section at Del Webb Wildlight, 23 waterfront, and 276 closed sales over the past two years at a $399,500 median. Twenty-eight lots are listed at a $182,000 median on roughly an acre. The MLS splits the ZIP five ways: Yulee North (Wildlight, Del Webb Wildlight, Westerly Park), Yulee South (Liberty Cove, Nassau Crossing, Lumber Creek, The Hideaway), the Chester and Pirates Woods river side (Heron Isles, Pirates Wood, Watermans Bluff, McGirts Creek), the US-17 corridor west of I-95 (Tributary, River Glen, Plummer Creek, Timberland Estates), and a sliver of the O’Neil area.
The three tiers that come out of that: the master plans with new sections releasing (Wildlight, Tributary, River Glen, Liberty Cove), the 2000s and 2010s subdivisions that are the resale tier (Heron Isles, Nassau Crossing, Lumber Creek, The Hideaway), and the river and acreage streets toward the Nassau River, which hold the ZIP’s larger lots and all of its true waterfront. Yulee’s monthly cost is decided by which of three bills a community carries. Wildlight’s roads, utilities and parks are financed through the East Nassau Stewardship District, a special district rather than a Chapter 190 community development district; its assessment is its own line on the Nassau County tax bill and differs by product type, and the fees page carries the adopted-budget figures. Tributary and River Glen carry community development district assessments on the same bill alongside their HOAs. The 2000s subdivisions and the river and acreage streets carry an HOA or nothing at all: 34 of the 240 homes for sale today report no HOA.
Under all three sits the county rate. Nassau County’s effective property tax rate on the 2025 roll was about 1.66% of market value, the lowest of the four counties this site covers (Duval was 1.96%), and a new or recently built home resets to its purchase price in the first November after closing. A builder’s quote covers the HOA and often says nothing about the district line, because it is not the builder’s bill. I pull the parcel’s bill on any home a client considers so the line is a number. Yulee fits buyers who want new or near-new construction at a Nassau County price with the island fifteen minutes away over the Shave Bridge; the Kings Bay and airport commuters who live on I-95; the 55+ buyer who wants Del Webb inside a town plan rather than beside a highway; and the buyer who wants an acre and a well on the river side without leaving the county. The resale tier fits buyers who want finished streets and no builder price sheet competing with them.
It fits less well if you want the island itself: Yulee is the mainland, the beach is a drive, and the A1A corridor to the bridge carries the island’s traffic on summer weekends. It is a construction zone in its growth corridors for years yet, the canopy outside the river streets is young, and the Southside employers are an hour at commuting times. Every place worth living in has them. These are the ones I make sure my own buyers weigh before they commit — not after.
Three different bills
A stewardship district in Wildlight, a CDD in Tributary and River Glen, nothing on the older streets. The listing description rarely says which; the tax bill does.
Still building
Wildlight, Tributary, River Glen and Liberty Cove all have sections releasing in 2026. Resale competes with the builder until build-out, and construction traffic is part of life in the corridors.
The mainland, not the island
The beach is fifteen minutes and one bridge away, and that bridge carries the island’s weekend traffic. Jacksonville’s Southside is an hour at commuting times.
The part nobody tells you
Yulee has a resale tier now. Heron Isles, Nassau Crossing, Lumber Creek, The Hideaway and the first phases of River Glen are finished streets with ten to twenty years of record behind them, and they sell for less than the new sections a mile away with no district line to find. The mainland conversation is always about Wildlight; the better value for a buyer who does not need a 2026 build is often on the street the builders left a decade ago.

For a buyer who wants new or near-new construction at a Nassau County price with Amelia Island fifteen minutes away and I-95 at the door, yes, and the sold record says buyers agree: 276 closings in ZIP 32097 over the past two years at a $399,500 median. The trade-offs are honest ones: the growth corridors are still building, the beach is a drive, and the Southside is an hour.
Does Yulee have CDD fees?
By community. Wildlight carries an East Nassau Stewardship District assessment rather than a Chapter 190 CDD; Tributary and River Glen carry CDD assessments; the 2000s subdivisions and the river streets carry an HOA or nothing (34 of 240 current listings report no HOA). All of it shows on the Nassau County tax bill, which I pull for any home a client considers.
Is Yulee in a flood zone?
Mostly not: 201 of the 240 homes for sale today map to FEMA Zone X. The 24 in Zone AE and 15 in Zone A are the Nassau River and creek frontage and the marsh edge, which is also where the waterfront homes are. Every listing on this site shows its own FEMA and evacuation zone.
Yulee or Fernandina Beach?
Yulee is the mainland at a $399,900 median with the new construction; Fernandina Beach and Amelia Island are the island, older and coastal at roughly double. The ZIP 32034 communities with Fernandina Beach addresses on the mainland (Amelia National, North Hampton, Amelia Walk, Flora Parke) are the middle option, ten minutes from the bridge with golf and larger lots.
