Four kinds of house. The historic district’s Victorian, Queen Anne and early-1900s frame houses on the numbered streets off Centre, where the city’s historic district review governs exterior changes and insurers ask about the roof, the wiring and the elevation. The 1950s-to-1990s neighborhoods east of 14th Street toward the beach. The oceanfront and near-ocean condos and the newer townhome rows (the condo tier carries the island’s short-term-rental rules, which differ by building and zoning). And the planned neighborhoods at the city’s south end, Amelia Park’s new-urbanist streets and the Summer Beach and Isle de Mai enclaves, which read as island rather than town.
