How They Compare

Yulee or Fernandina Beach?

Yulee and Fernandina Beach are the two halves of Nassau County that buyers actually choose between: the mainland and the island, fifteen minutes apart across the Shave Bridge and a tier apart in price. Fernandina Beach is the city on Amelia Island’s north end, the 1850s harbor town with its Victorian historic district, Main Beach and Fort Clinch, and a housing stock that runs from 1890s frame houses to oceanfront condos; its median build year on current listings is 1999 and much of its value is the island itself. Yulee is ZIP 32097 on the mainland: Wildlight, Del Webb Wildlight, Tributary, River Glen and Liberty Cove, a median build year of 2023, and 108 of its 240 current listings built since 2024.

The bills differ as much as the houses. Fernandina Beach carries no master district; its costs are the island’s insurance picture (wind and, on the edges, flood) and, in the condo tier, the building’s association and its short-term-rental rules. Yulee carries the new-construction bill: Wildlight’s East Nassau Stewardship District line, Tributary’s and River Glen’s community development districts, and HOAs on nearly every parcel, with the assessed value resetting to the purchase price in the first November after closing. Both sit under Nassau County’s 1.66% effective rate, the lowest of the four counties this site covers.
