Homes in Mandarin

What $750k buys in Mandarin right now: three homes, compared.

Across Mandarin’s neighboring subdivisions, 33 homes are for sale at or under $750k today, at a median of $459,900. The three below are picked by rule, not by anyone’s preference: the most space, the newest, and the best price per square foot, each a different home, compared on the facts the MLS carries. The brief underneath is mine.

The brief

At $750k in Mandarin the budget buys what the newer corridors cannot: a 1970s-to-1990s home on a quarter-acre or more under live oaks, no CDD anywhere, and most streets with no HOA. The trade is the roof and the systems, and the three homes below show how lot, age and price move against each other across the district today.

What this budget forces you to decide here

Lot and canopy vs systems

Mandarin’s lots and oaks are the draw; the 1970s-90s roofs, panels and plumbing are the cost. The insurer prices the second; the buyer pays for the first.

No CDD, mostly no HOA

Nothing in Mandarin carries a district line, and most older subdivisions have no association. The monthly cost is the mortgage, the tax and the insurance.

River side or interior

The Mandarin Road and Scott Mill frontage is a different market with a different flood zone; the interior reads Zone X and prices accordingly.

Common questions

Is $750k enough to buy in Mandarin?

The live count at the top of this page is the honest answer for today: every home for sale across these neighboring subdivisions at or under $750k, with the median. The three homes below are picked from that set by rule (most space, newest, best price per square foot), so what you see is what the money buys this week, not a brochure.

How are the three homes chosen?

By rule, from every marketable listing in the ring at or under the budget: the largest living area, the newest build year, and the lowest price per square foot, each a different home. The set refreshes with the feed. No home is featured by arrangement and no listing agent is involved in the pick.

Does Mandarin have CDD fees?

No. Mandarin was built before Florida’s community development districts became the way new subdivisions were financed, so no Mandarin address carries a CDD line, and most of the older subdivisions have no HOA either. The Mandarin page carries the live facts.
