How They Compare

Mandarin or Bartram Park?

Mandarin and Bartram Park are the two ways to buy south Jacksonville inside Duval County, and they are a decade-of-build decision more than a location decision. Mandarin is the established district along the St. Johns River and San Jose Boulevard, platted mostly from the 1960s through the 1990s on quarter-acre and larger lots under live-oak canopy, with a majority of listings reporting no HOA at all and no CDD anywhere in it; the river and the creeks give it a waterfront tier that Bartram Park does not have. Bartram Park is the US-1 and Old St. Augustine Road corridor between I-95 and the county line, built from the early 2000s onward as a run of amenity communities (Bartram Park Preserve, Bartram Springs, the townhome and condo villages, and the new construction at EverRange and Wells Creek just north), with HOAs on every parcel and community development district assessments on much of it.

The live tables above show the trade-off in numbers: Mandarin’s median is set by larger, older single-family homes, Bartram Park’s by newer attached and smaller-lot homes, which is why Bartram’s price per square foot runs above Mandarin’s while its median price runs below. The true monthly cost crosses the other way once Bartram’s HOA and CDD lines are added; the tax bill on any Bartram listing shows the CDD line and I pull it before an offer. Both zone to Duval schools (Mandarin High for most of Mandarin, and listings in Bartram Park report Mandarin or Atlantic Coast depending on the street; verify any specific address), both reach the Southside employers by I-295 and I-95 in twenty to thirty minutes off-peak, and both sit almost entirely in FEMA Zone X away from the river and creek frontage.
